A house can sell in three weeks and still be a sign the market's cooling. Here's how.

The headline stat, days on market, can look completely normal for weeks while everything underneath it is already changing. A house selling in three weeks today might have had 8 offers a month ago and only 3 now... same "fast sale," totally different market. Buyers, I have to tell you something nobody's saying out loud right now.

You're not fighting the same battle buyers were up against a year or two ago. Being prepared and ready to move fast still matters, but "fast" today might mean beating 2 or 3 offers instead of 8. Buying your first home is stressful enough without a permit issue threatening to blow up the close. When my clients' lawyer flagged unpermitted work from the town, they called me right away. I drove straight to the town office, tracked down the missing permits, and got it resolved with the lawyer that same day. The next call these buyers got was simple: it's all taken care of, don't worry about it.

I've moved three times, and Ridgefield still won this town back three separate times.

Life kept relocating me. Every single time I got a say in the matter, I came right back. 37 years later, the old hardware store's still here, Deborah Ann's Chocolates too (new spot, same warmth), and even with a few places gone, the charm hasn't budged.

October 3rd, Ridgefield throws Fall in Love with Ridgefield. Streets close, every store's open, and the whole town ends up in Ballard Park from 10 to 2. Families, friends, restaurants, all of it. I'm a Chamber member and this is one of my favorite days of the year here.
