A real filter for where to spend your money and where not to. Expensive upgrades that don’t return their cost are everywhere, and I’ll save you from them. A clear signal when a home is overpriced, when the numbers don’t work, or when walking away is the smartest move, even if it costs me the deal. And my full attention to your budget, your timeline, and your peace of mind from the first conversation to the final signature.

What I won’t do: pressure you into a decision to get to the closing table. That’s not a transaction I want.

Real estate is the business I’m in. But it’s not really what I do.

What I actually do is show up for the moments that change someone’s life.

The couple who finds out they’re expecting and needs more space before the baby arrives. The empty nesters ready to close a chapter and start a quieter, simpler one. The person who just landed a job in a new city and is starting a whole new life from scratch. The two people who finally decide it’s time to share an address, and want to find the right one together.

These aren’t transactions. They’re transitions. And the home is just the physical place where the next chapter starts.

That’s the part nobody really puts in a job description. But it’s the part I feel every single time.
