Do you offer month-to-month leases? Here are some pros and cons:
PROS
- You can give tenant 30 days notice at anytime.
- You have the flexibility of offering a new lease at any time. For example, you can offer a six month lease after the tenant has been MTM for several months. This gives you more control over when you want a lease to expire.
- You don't have to renew a mountain of leases that expire in the same month.
CONS
- The tenant can give notice at any time with 30 days notice. (Make sure this is in your lease!)
- A tenant may decide to move out during a season that is not optimal for renews (like December).
- Did I say that a tenant can give notice at any time???
MTM leases are not good or bad. It depends on what your investment strategy is.
