Do you offer month-to-month leases? Here are some pros and cons:

PROS
- You can give tenant 30 days notice at anytime.
- You have the flexibility of offering a new lease at any time. For example, you can offer a six month lease after the tenant has been MTM for several months. This gives you more control over when you want a lease to expire.
- You don't have to renew a mountain of leases that expire in the same month.

CONS
- The tenant can give notice at any time with 30 days notice. (Make sure this is in your lease!)
- A tenant may decide to move out during a season that is not optimal for renews (like December).
- Did I say that a tenant can give notice at any time???

MTM leases are not good or bad. It depends on what your investment strategy is.

Owning an investment property requires re-investment from time to time. You'll need to replace a water heater or get a roof repaired. We recommend landlords keep a minimum of one month's rent in reserve so that you're prepared for anything that happens.

CURRENT MARKET ANALYSIS December 2025
Rent increases have come to a screetching halt. We have seen houses renting in 48 hours in Sep, now sitting for 2+ weeks to get rented. We are recommending small - or no - rent increases at this time to avoid a vacancy.

HOW WE DECIDE ON RENT PRICE
Our approach is to balance maximizing income while controlling costs for our owners. We have 20 years of experience evaluating the rental market.
- Owner vacancy and turn-over expenses, e.g., new carpet, paint, normal wear and tear repairs.
- Days on market to find a new qualified tenant.
- Age and condition of the property. Has it been updated recently?
- Keeping rent price under market price increases tenant retention rates.
