Not every homeowner knows what to do when something unexpected happens and that's okay.

"If my neighbor's pipe bursts and damages my house... who's responsible?"

The answer isn't always as straightforward as people expect.
Here are a few things to keep in mind:

+ Start by calling your own insurance company. In most situations, you'll file a claim with your own homeowner's insurance first, even if the water came from your neighbor's property.

+ Document everything. Take photos, keep receipts for emergency expenses, and save any communication related to the damage.

+ Don't rush into major repairs. Stop additional damage if it's safe to do so, but wait until your insurance adjuster has inspected the property before beginning permanent repairs.

+ Work with your neighbor, not against them. They may be dealing with damage of their own. Staying respectful and communicating clearly usually leads to the best outcome.

+ If you live in a condo or HOA, the rules can be different. Depending on what's considered common property versus your unit, responsibility may be shared between homeowners and the association.

The biggest takeaway?

Don't assume you have to figure it out on your own. A quick call to your insurance company early on can save you a lot of stress and help you understand your next steps.

ACCEPTED OFFER | 571 N Wisconsin Street, Berlin

This one moved quickly! We had an open house scheduled for 571 N Wisconsin Street, but strong early interest led to an accepted offer before we ever had the chance to hold it.

That’s a good outcome for my sellers and a great way to start the weekend. Now we work toward the closing table.

You know I’m not walking past the garage without taking a good look.

Garages and outbuildings are one of those things I pay close attention to when I’m walking a property with a buyer. Not just whether it can fit the truck, boat, tools, or toys, but what kind of condition it’s actually in and what it’s going to take to make the space work for you.
