I met this 22 year old buyer back in February when she was looking for a rental on Facebook. Buying wasn’t even on her radar but she trusted me anyways, some weirdo from the internet asking her to hear me out.

We worked through low preapprovals, funding issues, and first-time jitters… and 8 days ago, we saw her dream home it was the first one we looked at. We toured a few others but nothing else compared. 3 days ago we made an offer, got it accepted, and today it’s official!

Can’t wait for her to start this next chapter in a home she truly loves!

You’ve probably seen the signs or gotten a letter in the mail—"we buy houses for cash!" or "sell your home fast!" Sounds tempting, right? But here’s the thing: a lot of these deals aren’t what they seem.

Most of these buyers are actually wholesalers—middlemen who don’t plan to buy your house at all. Instead, they put your home under contract at a low price and then sell that contract to someone else for a profit. And if they can’t find a buyer? They’ll walk away, leaving you stuck.

Here’s what they don’t tell you:

❌ They offer way less than your home is worth – taking advantage of sellers in tough situations.
❌ They use high-pressure tactics – pushing you to sign fast before you realize there are better options.
❌ They might change the deal last-minute – suddenly lowering their offer right before closing.
❌ You could end up wasting time – if they can’t find a buyer, the deal falls apart, and you’re back to square one.
