Off Market Deal!

We have the availability to provide a one party contract on 2.9 acres, in chino, flat lot adjacent to housing tract, school and shopping. Property includes a house totally refurbished, 3-bedroom 2 bath 1,439sqft with a second structure 3-bedroom 1 bath however it looks like a tear down. Owner has tentative plat map to split lot in to 5 separate lots approx. 20,000 sqft/ per lot. Best land use would be to build 5 single family homes – each having an ADU so total of 10 structures.
The closest like comp is a property built in 2008 – 4,500 SQFT with a 20,000 SQFT lot that recently sold for 1,300,000
Thinking the homes having an ADU would conservatively sell for 1.5M
Final Approval of the map is about 4-6 months out.
The city has approved availability for water hook up to the site. Owner wants 1.5M. In order to provide more information we will need POF of for at least half down or $750,000 once provided we can release Map and set up showing. DM for more details!
