Matt has closed the book on his San Gabriel investment property, an opportunity that was anything but ordinary.

With four separate residences, existing rental income, and long-term potential all wrapped into one property, this one offered a lot of possibilities, and now it has a new owner ready to take it from here.

First day out. First offer. Ten offers on the table. And now…first set of keys. 🔑🔥

Matt’s buyers are officially CLOSED on their new home in Santee, and this one is a perfect reminder that the highest offer doesn’t always win.

There were 10 offers on this home. Three came in higher than theirs; another matched their price, and there were cash offers in the mix.
Matt’s buyers still got the house.

It was their first time out looking together, the first offer Matt wrote for them, and, as it turns out, the only one they needed.

That’s what a strong offer is really about. Price matters, but so do the terms, the strategy, the presentation, and knowing how to put your buyer in the strongest possible position.
Now the competition is behind them and the keys are officially theirs. 🏡💙

Some closings deserve a little more celebrating than others. This is one of them. 🔥

Mariah listed this beautiful Corona home back in January. She secured a buyer, negotiated the deal, and expected to do what she always does: get her sellers to the closing table.

Instead, the months that followed brought delays, extensions, more addenda than anyone cares to count, and a transaction that tested patience. But Mariah never stopped protecting her sellers or working toward the end goal.

When it became clear that she needed another path forward, she made sure the home could continue to be marketed and kept looking for the buyer who could actually get this one across the finish line and found them.

After roughly seven months on the market—and through all the market changes that came with them—Mariah secured a new buyer at the same price as the original deal.

Now, this home is officially SOLD. 🔑💙

There were a lot of lessons learned along the way, but one thing was never in question: Mariah wasn't giving up.

Sometimes the biggest hurdle isn’t finding the house. It’s figuring out how to make the move. 🔑

Matt’s buyer found the right home in Norco, but there was one pretty significant piece still in play: his current home hadn’t sold yet.

Instead of putting the move on hold, Matt and Chenine worked together to find options that allowed this veteran to move forward with his purchase first.

And now this one is officially CLOSED. 🇺🇸🏡

Even better? He purchased the home $10,000 below its appraised value and received another $10,000 seller credit toward closing costs.

That’s $20,000 worth of breathing room between built-in equity and money kept in his pocket at closing—and a new home secured without waiting for the old one to sell.

Congratulations to Matt’s buyer, and a huge shoutout to Chenine for finding a lending solution that made the timing work.

Sometimes a complicated situation doesn’t need a “no.” It needs the right team asking, “How can we make this work?” 💙
