One of the coolest parts of this job is the unexpected stories you come across!

During a recent inspection, I was shown a copy of MONEY from August 2005 featuring this very home on the cover. At the time, it was part of a story about being named one of America's Best Places to Live.

More than two decades later, I had the opportunity to inspect the same house.

It's not every day you get to compare a magazine cover photo to the real thing years later. The house still looks fantastic, and it was a fun reminder that every home has a story to tell.

Sometimes you can tell a contractor was determined to make something fit. In this case, a doubled floor joist was in the way of the toilet drain, so sections of the joist were cut to accommodate the plumbing.

The problem? Floor joists are there for a reason. Alterations like this can weaken the floor, leading to excessive flexing and movement over time. When a floor moves, toilets can loosen, seals can fail, leaks can develop, and moisture can eventually damage the subfloor.

What starts as a plumbing shortcut today can turn into a much bigger repair tomorrow. And if ignored long enough, it could make for a very embarrassing trip to the bathroom!

Here’s an example of a disconnected HVAC duct with the heat running.

A disconnected duct may not seem like a major issue at first glance, but it can have a noticeable impact on a home’s heating and cooling performance.

In this case, heated air was escaping before ever reaching the intended living space.

Here’s a dryer vent issue I often come across during inspections 👇

This flexible foil duct is being used as the main dryer vent, but it’s actually only intended to be a short transition duct between the dryer and a rigid exhaust vent.

In setups like this, the duct can sag over time, collect lint, and become clogged — creating a potential fire hazard. ⚠️🔥⚠️

Proper dryer vent installation matters more than most people realize. There are several vent products on the market, and unfortunately, I often see them installed incorrectly.

I was glad to help Moorestown Township - Government learn more about a historic property it recently purchased.

The home is believed to date back to around 1770, and these markings help support that timeline. They are “marriage marks,” used during the scribe-rule timber frame construction process.

Before hoisting a heavy timber roof, framers would pre-cut the frame on the ground, carve matching numbers into connecting pieces, then dismantle and transport the frame to the site, where it could be reassembled like a puzzle.

The door separating a garage from living space should be a properly fire-rated door designed to help slow the spread of fire, smoke, and carbon monoxide.

In a fast-moving market, it’s easy to treat the home inspection like just another box to check.

Home inspections are visual and non-invasive — but the clues are there if you know what to look for.

This basement wall showed a significant bow, so I advised the buyer to bring in a qualified foundation contractor. As I suspected, once the contractor opened the wall the underlying issue was fully revealed.

My job is to help you see the signs — and know what step to take next.
