Let me tell you something nobody sat down and explained to me when I was starting out in my home search.

Your home buying timeline is not luck. It's not about waiting for the "right time" to magically show up.
It's math. And math is workable.

Four things are actually driving your timeline right now:

1. Your credit profile.
Not just the number the story behind it. What's reporting, what's hurting it, and what can be cleaned up faster than you think.

2. Your debt-to-income ratio.
Your income is only half the picture. Lenders want to know how much of it is already committed every month. This one number moves people's timelines more than anything else.

3. Your down payment target.
Most people are saving toward a number they made up. Let's get you an actual target — because there are programs out there that require far less than what you've been told.

4. Your decision clarity.
Vague goals produce long timelines. When you know what you want, you stop second-guessing every listing and start making real moves.
None of this is out of reach. All of it is addressable.

You just need somebody in your corner who can look at your specific situation and tell you exactly where to start.
