The things I see..

I'm really not sure what would have been more difficult, building concrete foundation forms around a tree stump or actually removing the tree stump (while the excavator was there digging anyway) to pour a proper footer and foundation wall.

I'll tell you the latter option is the only proper one. But nonetheless here you have for your viewing pleasure, a foundation wall poured around a stump.

I love hearing when clients take all my recommendations seriously. An overheating dryer is a common find and can be caused by several things. Sadly this is one finding that is often overlooked and many people even roll their eyes at. The consequence however can be a fire hazard.

Meeting the housing market where it is! 🏠🔥

Yeah, "it's a hot market" doesn't even do justice anymore.🌡️ Some buyers are choosing to make huge sacrifices to get to the closing table. One of those sacrifices, is waiving inspections. Yeah, it's that bad. 🤦🏻‍♂️

For those taking that risk, a Post Closing Inspection is for you. An inspection will inform you of defects, safety hazards, necessary repairs, and maintenance recommendations on the home you just purchased. If you can't know before you buy, at least know before moving in.✔️✔️

I had the cutest little apprentice help on my morning inspection! She helped test receptacles, looked for cracks in windows, walls, and ceilings, and tested all the kitchen cabinets and drawers (that she could reach 😂) She even identified electrical defects after learning how to use the receptacle tester! ⚡⚡

Then I treated her to Hotdogs and water ice at Jersey Water Ice on 11th Street! Go see Darren and tell him I sent you! It's definitely one of our go to spots now! 🌭

The note left Thursday said the "plumber will fix it soon". This is what was found at the Re-Inspection Monday after completion of repairs. Use caution in taking a sellers word regarding completed repairs or even work performed.

Incomplete repairs, unaddressed repairs, or new defects resulting from work performed are regularly discovered at Re-Inspections.

You want to make sure the work has been performed by a licensed and qualified contractor and that the repairs have then been tested for function and defect by a professional prior to closing. This would not have been a fun thing to discover had my clients waived a Re-Inspection.

How often do you go into your crawlspace❓The answer is likely "Almost never." Crawlspaces conceal defects and keep homeowners ignorant of potentially major issues that breed other major issues.

These were two of FOUR leaks in a single crawlspace. The others were toilets 🤢 💩

Leaks lead to mold, which leads to rot, which can lead to settlement. 🏚️

Y'all this attic was hot! 🔥It was only 85 degrees outside today. How hot do you think this attic will be in a month?🌡️

Not only does a poorly ventilated attic cause your utility bill to skyrocket as your air conditioning battles the heat, it reduces the life of your shingles, causes excessive stress on HVAC systems, can cause condensation and consequently moisture damage and mold, and can cause severe dehydration for your inspector! 🥵

Why should you get a home inspection? Because most people give up when they see the clock and fail to notice the boots, piggy bank, pony tails, and ink pen. Are there more? As an inspector, my job is to find the rest of the things you didn't see at first.

The hysteria surrounding the current housing market may scare you into making decisions that could cost you tens of thousands of dollars.
