Congratulations to my clients for going under contract for this beautiful new construction townhome! My client reached out to me in the beginning of January curious about the process of buying a home. Just like so many, she was a little nervous, but I took her hand and started walking her through the process with me. I connected her with my lender and from there, she was preapproved and ready to go in no time. We met for coffee and had her buyers consultation, something I never skip for my first timers, and we talked about everything to expect from the beginning to end. We started home shopping immediately. We liked a few, but nothing really peaked her interested to the point where she felt like he wanted to move forward. One evening, we went to check out these townhomes. Needless to say it was love at first sight. It checked all her boxes and more. The potential of the unfinished basement was the icing on the cake. The negotiations began. Like most new constructions, this had a lot of moving parts to ensure my client was protected and getting everything she needed. After days of negotiations, I was finally able to give her the news that she had been waiting on. She was officially under contract for her very first home with terms that works in her favor every step of the way.

I’m soooo happy for my client. What started as a simple, “I wanna see where I stand, turned into being under contract and heading to the closing table to tap into generational wealth.

Congratulations to my repeat clients for having their listing go under contract with me in one week in a buyer’s market! My client came to me a few weeks ago to list a second property for them after having successfully selling another property last year. When I spoke with my client, I focused on market temperature. This market is bitter sweet for sellers. If you price it well, it will sell and could even end up with multiple offers. However, if you overprice, even by the tiniest amount, you could end up chasing the market. We went back and forth a few times on a price, and I even told my seller to take a few days to think about it if need be. When she came back we met in the middle. Within the first few days we had a verbal offer, and then a few days later, an even better offer came through. It took about a day to negotiate for both parties involved, but needless to say we’re officially under contract and heading to the closing table with a strong offer. The best part? Just like many of my listings, I was able to bring one of my own buyers and save my clients thousands of dollars on the backend.

One of my superpowers as an agent is that I started my business off being a strong buyers agent. Today, my business is 50/50. One of the perks of listing with me is that there’s a strong possibility that I may have a buyer waiting for you. In a market like this, that’s a huge advantage for my sellers.

There’s nothing I love more than watching a plan come together…

My client first reached out to me months ago after thinking about homeownership for quite some time. Because she had inherited a home, she had been told she wouldn’t qualify as a first time homebuyer. For a lot of people, that would’ve felt like a closed door. But when she called me, I already knew we had options.

One thing about me…I keep a few tricks up my sleeve.

Within five minutes of our conversation, I knew exactly which one of my lenders she needed to speak with. There’s a program that allows 100% financing without requiring you to be a first time buyer, as long as you meet certain qualifications. After talking with her, I knew she did. Just like that, we had a plan. Soon after, she was preapproved and ready to step into this process with confidence…

Our buyer consultation happened at a coffee shop. We talked, we laughed, we hugged, and somewhere in the middle of it all we realized we were both Leos. From that moment on it just flowed. It felt less like a transaction and more like two women building something meaningful together.

We toured several homes with her children, and a few times something almost pulled at her heart…but something else would fall through. Each time we’d just smile and say, “Well, I guess that wasn’t the one God had for us.”

But there was this one house…

One of the very first homes we saw together. She fell completely in love with it. The space, the feeling, the way it made her and her children light up. The only problem was the price. So we kept looking. But every now and then…we circled back to that house.

I kept checking in with the listing agent periodically over the months. Just planting seeds and staying ready.

A few days ago we toured another property that didn’t quite hit the mark, and the conversation drifted back to that same house again. The one that got away. By then it had been pulled off the market. Still, I picked up the phone and reached out.

I learned that the seller planned to relist in the spring. So I asked one question: I wrote an offer now, would you present it?”

They said yes. And just like that, I went to work.

Today my client is officially under contract on the home she and her children fell in love with from the very beginning…and we secured it on terms that truly benefit her.

Sometimes the right house isn’t the first yes. Sometimes it’s the one that comes back around when the timing is finally right. Patience and faith were key…and baby…these negotiation skills over here are not to be played with. 💅🏾

Moments like this remind me why I do what I do. Helping families step into stability, ownership, and generational wealth is bigger than just buying a house. It’s about creating new chapters.

Several happy clients with The Lupus Realtor this week (and yes… one off-market blessing didn’t even make the photo dump 😉). My heart is so full I don’t even have the words.

But this week?
This week feels different.

It’s the beginning of something that’s stretching me. Something that’s a little scary. Something I’ve prayed about in silence for a long time.

For 5 1/2 years I’ve touched it all…

When God’s plans are bigger than yours, you learn real quick to stop trying to define the assignment…

I won’t lie…when I got into real estate, it started as a way for me to come off disability. That was the plan “I” had.

When God told me I’d be “Closing Deals to Heal,” I thought that meant donating from my proceeds to help find a cure for lupus…while lupus advocacy will always be my passion…I know now that I was thinking way too small.

What I didn’t see then is what I’m living now.

The Black wealth gap didn’t happen by accident. It was built through redlining, disinvestment, appraisal bias, and generations being locked out of opportunity. Homeownership has always been one of the strongest tools for building wealth in this country, and we were intentionally kept from it.

But now, I’m healing mindsets in my community.
I’m breaking generational cycles of poverty.
I’m challenging limiting beliefs about what homeownership looks like.

I’m healing my community.

I’m on the front lines, advocating, educating, and fighting for Fair Housing and real Diversity, Equity, and Inclusion. This work is sacred. It’s heavy. And it’s necessary. And I wouldn’t have it any other way.

We still have a long way to go. There’s a lot of lost time to make up for and gaps that need closing…but I can honestly say I see the shift. I see the rise. I see the change happening right here in my city…

Congratulations to my amazing sellers on the successful closing of their family home. This one was extra special because my clients were referred to me by one of my repeat clients, and that kind of trust never goes unnoticed.

This home held years of memories, growth, and love. While they had outgrown the space, they were ready to honor what it represented and step into a new chapter.
