There are moments in real estate that remind me exactly why I do what I do…

I’ve had buyers fall completely in love with a house, only for negotiations to fall apart or the timing simply not to work. In those moments, it can feel discouraging. It’s easy to wonder if you missed your opportunity.

But one thing I’ve learned after helping hundreds of families buy homes is this…

“If it’s a home that God has for you, it’ll all come together. And if it doesn’t…trust that He has something even better waiting.”

And time after time, that’s exactly what happens.

After one door closes, another one opens that somehow fits even better. The layout makes more sense. The neighborhood feels right. The kitchen steals everyone’s heart. The numbers work. The negotiations flow. Suddenly, what once felt like disappointment becomes proof that God was simply protecting you from settling for less than what He had planned.

That’s why I always encourage my buyers not to panic when something doesn’t work out. A “no” isn’t always a loss. Sometimes it’s simply a redirection…

Ending the week strong with a text to my seller this morning letting him know that we are officially UNDER CONTRACT after just four days on the market…with multiple offers in a buyer’s market.

Yep…you read that right...

Multiple offers a buyer’s market.

This wasn’t luck….it was preparation, strategy, pricing, presentation, and knowing exactly how to position a home before it ever hit the market. This seller worked on this home for about a year.

From the moment buyers walked through the front door, they were impressed. This home was completely rebuilt from top to bottom with no detail overlooked. The bathrooms felt like a luxury spa, the kitchen belonged in a magazine, and the covered front porch, spacious deck, and fully fenced backyard made buyers picture themselves at home before they even left the driveway. The key word was…it was affordable and priced correctly.

The very first day we went live, my phone started ringing off the hook. (That’s a sure sign you’re priced right) I was told an offer was on the way…and then another…and then another. Before long, we were reviewing offers with buyers willing to waive inspections and contingencies.

That’s not something we see every day in today’s market.

One of my favorite scriptures says, “The blessing of the Lord makes rich, and He adds no sorrow with it.” Today, I got to witness that blessing unfold right before my eyes.

Like so many families I have the privilege of serving, they didn’t come to me knowing all the answers. They simply came with a dream, a little faith, and a willingness to take the first step. Together, we turned curiosity into keys.

Congratulations to my clients for going under contract on this adorable home in Wilmont Farms!

My clients were referred to me by a Facebook friend and, like so many people who reach out to me, they simply wanted to know what was possible. They had gone through the home buying process once before without success, so when their coworker recommended me, they decided it was time to give it one more try.

We met at a local coffee shop, completed their application together, gathered all of their documents, and within just a few days they were officially pre-approved and ready to start shopping.

We didn’t waste any time because they were on a deadline to be out of their apartment. The challenge? Finding a home that fit their budget and checked the boxes for their growing family. After looking for a while, they decided to pause their search for about a month. Sometimes that’s exactly what you need. The market changes, new homes hit the market, and sometimes life just needs a little breathing room.

When they came back, they were hopeful…but understandably a little nervous. Finally, it happened.

A home hit the market that I immediately felt was their home. I sent it over, they wanted to see it that same day, and just as I suspected… they fell completely in love. We negotiated a deal and celebrated going under contract…until the unexpected happened.

Through absolutely no fault of my clients, the seller made the decision that they no longer wanted to sell the home. The contract fell apart, and my clients were absolutely heartbroken.

But here’s the thing…Sometimes the “no” that breaks your heart is making room for a much bigger “yes.”
Instead of giving up, we got right back to work. I kept searching, kept encouraging them, and before long we found an even better home for their family.

The moment they walked through the door, we all knew that this was the one.

Today we’re officially under contract again, and this time we’re headed to the closing table to get this amazing family into a home they were truly meant to have.

This is why I always tell my clients not to lose hope when a deal falls apart. Sometimes real estate doesn’t go exactly as planned. Sometimes there are bumps in the road that no one can control. But with the right guidance, persistence, and a Realtor who’s willing to keep fighting for you, those setbacks don’t have to become your ending.

Like so many people, this family didn’t know where to start…So I took their hands and walked with them every step of the way.
