Want to add a wood stove to your house?

Who could blame you!

Nothing is cozier than keeping a fire burning inside a home.

BUT…

It’s not all dry wood and cozy cuddles.

Here are a few things to consider BEFORE putting a wood stove in your home…

Wood Supply — To use a wood stove to heat a home, a constant supply of dry wood is a necessity. Where will that come from and what is the cost? It’s good to do a bit of research before adding a wood stove to your home.

Wood Storage — Additionally, where will all of that wood be stored? Is there somewhere to store the wood that will keep it dry? It might be able to be stored outside as long as it’s covered with a tarp to keep it dry during the winter.

Costs — The cost to buy a wood stove is usually upwards of $3,000. And that doesn’t cover the cost of installation. So it’s important to make sure you can afford a wood stove that meets your standards, budget, and needs.

Risks — Wood stove is a very safe method for heating a home, but there are some risks involved to be aware of, such as carbon monoxide buildup from poor ventilation, creosote buildup, and chimney fires. Talk to an expert about all concerns.

Hope that helps!

Trying to figure out which types of doors to install in your house?

The good news is that there are a lot of options — dutch doors, french doors, bifold doors, hinged doors, sliding doors, pocket doors, and so on.

But the bad news is the same: there are A LOT of options… and so it’s hard to choose.

At Fresh Door Properties, we’ve been making real-estate related decisions for quite a while now and, sometimes, those decisions have included which type of door to install in a property.

So we thought we’d pop by with some door-based advice.

Here’s a breakdown of the options based on door material!

Wood — Wood is the long-standing most popular choice for exterior doors, but some people are also using it indoors as well now. They’re easy to paint or tint, and they fit almost any style or decor. They’re also quite durable.

Steel — Steel doors are super durable and require very little upkeep to maintain. They also offer a modern aesthetic and are typically less expensive than wood doors.

Fiberglass — Like steel, fiberglass doors are super durable and require very little upkeep. They also provide good insulation and are resistant to dents. And they can be designed to match almost any aesthetic.

Aluminum — Aluminum doors are popular amongst people who want a modern aesthetic. They’re also very versatile and can be placed in different settings as well as work as exterior or interior doors.

Flush — Made from fiberboard or plywood, flush doors are very affordable and provide decent durability. They’re great for bathrooms or utility rooms.

Hope that helps!

Need to remove hard water stains from a kitchen or baths?

“Hard water” refers to water with high mineral levels — mainly magnesium and calcium. Those minerals are good for overall health, but unfortunately, they can also leave a chalky residue on shower glass and bathroom fixtures.

How do you get rid of it?

Here are some DIY tips!

Shower Glass — Create a cocktail of plain vodka and Coca-Cola. The combination of ethanol and carbonation is super effective for removing hard water stains. Just don’t press too hard or it might scratch the glass.

Faucets & Showerheads — Start by rubbing lemon rind on the faucet. Then soak paper towels with vinegar and hang them over the faucet for a little while. Finally, rinse and dry everything.

Toilets — Baking soda and vinegar works wonders for removing hard water stains from a toilet.

Dishes — Soak your dishes in hot water and vinegar. That’ll remove hard water stains like magic.

Countertops — Creating a paste out of baking soda and water, and then applying it with a soft-bristle brush, works wonders for removing hard water from countertops.

Install Water Softening System — To be proactive and remove hard water stains before they happen, consider installing a water softening system. That costs about $3,000.

Hope that helps!

Need to fix a broken window? Maybe several broken windows?

In our time at Fresh Door Properties buying and selling real estate in DFW Area we’ve had to fix A LOT of broken windows.

The good news is that savvy DIYers can probably figure out how to fix the broken glass on their own.

Here are some steps to help get the process started (this is assuming that only the glass needs to be replaced) ...

Remove the Sash — This will make it a lot easier to replace the window glass since it can be laid flat while it’s being worked on.

Remove Broken Glass — Put on some heavy-duty gloves and start removing the glass. Be careful and make sure to get all of the glass. If a piece gets stuck, you can use a heat gun to slightly warm up the material. This will make it easier to remove.

Measure — Before putting in the new glass, make sure to measure the height and width of the windowpane as well as the thickness of the old glass. Write these measurements down and take them to a home improvement store to get the right glass.

Insert Glass — Clean the window frame, carefully apply new glazing, set the window glass, and paint the window frame once you’re done.

Hope that helps! If it seems like too much, don’t hesitate to hire a professional!

And if you or someone you know wants to sell a property for a fair cash price, give us a call at +1 817-997-4282. We can make a fair cash offer within 48 hours, buy as-is, and close in as little as two weeks!

Want to sell a house with a cracked foundation?

You might be worried that you won't be able to sell... but the good news is that you CAN (so long as the cracked foundation is disclosed to the buyer and they agree to purchase it "as is").

But... just how bad is the damage?

That depends. A cracked foundation is simply a result of the foundation settling and moving along with the soil. More problematic signs include...

- Gaps in the foundation walls

- Misaligned doors or windows

- Large cracks (> 1/4")

- Leaning chimneys

- Diagonal cracks in brick walls

A cracked foundation is not always a deal-breaker for home buyers, but it definitely needs to be repaired before putting the house on the market...
.. IF you decide to sell the home the traditional way, that is.

Fortunately, you don't have to sell the traditional way.

You could sell your house as-if for a fair cash price and not have to make any repairs to it whatsoever. Wouldn't that be convenient?

You could even pick your closing date, not pay agent commissions, and avoid closing costs.

How?

By giving us a call at +1 817-997-4282. We can make you a fair cash offer within 48 hours. And there's no obligation on your end to accept the offer we make.

Want to install hardwood floors?

You’re not the only one!

According to multiple sources, hardwood flooring is by far the most popular choice for homeowners.

But there are a lot of different types of hardwood floors.

Which type should you install in your home?

Well, there are basically two options: solid wood or engineered wood.

Here are the pros and cons of engineered wood…

Advantages Of Engineered Wood — The wood is less sensitive to temperature and humidity and so it requires less maintenance. It is also sometimes cheaper than solid wood flooring.

Disadvantages Of Engineered Wood — Engineered wood isn’t waterproof. So you’ve still got to be careful. It’s also not always the cheaper option. Plus, unlike solid wood, it can’t be refinished indefinitely.

And here are the pros and cons of solid wood…

Advantages Of Solid Wood — Solid wood can be refinished over and over again, it feels great to walk on, and it offers a lot of customization options.

Disadvantages Of Solid Wood — It hates water and humidity. It’s definitely not a good idea to install solid wood flooring in kitchens, bathrooms, basements, or anywhere else that gets a lot of exposure to moisture. Solid wood also sometimes costs more than engineered wood and it needs a lot more care.

Whether choosing solid or engineered, the most popular wood options are oak, ash, walnut, maple, hickory, mahogany, teak flooring, pine, cork, and bamboo.

That should help get things started on the right foot!

Want to increase the value of your home WITHOUT breaking the bank?

At Fresh Door Properties, we’ve bought and sold real estate for a long time in the DFW area.

And if there’s one thing we’ve learned…

It’s that perception is everything.

Feel free to use the following low-cost strategies to make any home more appealing to potential buyers.

Fresh Paint — This is the cheapest and easiest way to improve the look of a home. A fresh coat of paint covers up scratches and scuffs and makes homes seem a little bit brighter.

Look For Small Things — When renovating on a budget, focus on fixing little things. It’s surprising how big a difference the details make; focus on things like leaky faucets, loose doorknobs, and dirty rooms.

Improve Lighting — Putting LED lights in a home will make the house feel brighter and warmer. This is a cheap and easy way to improve the appeal of a property.

Curb Appeal — How does the house look from the curb? The first impression is important during potential buyer viewings. Mow the lawn, w**d the yard, declutter the porch, and do whatever else you gotta do to impress people when they pull up.

Hope that helps!

Wondering what to fix before listing the home for sale?

Obviously, not all repairs are as important as others — so it’s important to set priorities and make the most critical repairs first.

If you’re dead-set on selling your home the TRADITIONAL WAY… here are some repairs we recommend starting with…

1st - The most necessary repairs to make before selling a home is fixing anything important that’s broken. This means fixing leaky faucets, patching up holes in the walls, and making sure all of your appliances are in working condition.

2nd - Another key repair to focus on is the exterior of the home. Make sure all windows are clean and in good condition, the gutters are clear, and the lawn is trimmed and neat. Don’t forget to check the roof and siding, too. These small details can make a big impression on potential buyers.

3rd - Finally, it’s always a good idea to deep clean your home before showing it to buyers. This means scrubbing down the floors, cabinets, and walls; and organizing any cluttered areas - probably some touch-up painting, too.

OR…

You could skip all of that hard work and just sell to a professional homebuyer like us over at Fresh Door Properties — we can buy your home as-is for cash. Just give us a call at +1 817-997-4282 and we’ll make you a fair cash offer. We can even close in as little as two weeks!

Need to repair your home before selling?

Not sure where to start?

At Fresh Door Properties, we’ve been working in real estate in DFW area for a long time now. And over that time, we’ve learned quite a bit about which repairs are most important and which ones are least important.

So we thought we’d drop by and give you an idea of how WE would prioritize repairs if we were the one selling a property.

Here are some of the most important repairs to focus on.

HVAC — Fixing heating and air conditioning is very important before selling a home. Traditional buyers don’t want to have to fix the HVAC system.

Fix Flooring — Flooring is fundamental. If it’s in bad shape, that’s going to turn a lot of potential buyers away. This should be a top priority to analyze and repair.

Water Stains — Water stains make a home look dingy and sometimes indicate a water leak. That’s not the impression you want to give potential buyers.

Lawn Care — The lawn is the first impression potential buyers get of a property. And as we all know, first impressions are super important. That said, we highly recommend reviving the lawn for the home to bring top dollar.

Outdated Kitchen — In the eyes of a potential buyer, there’s a lot to be said for the kitchen. People will sometimes buy an outdated home just because the kitchen is nice and up to date. So, in the planning for renovations, this is one of the first projects to focus on.

Hope that helps!

Thinking of adding an above-ground pool to your home? 🏊

That’s great!

Having a pool at home can be an awesome source of fun and a great way to make memories.

But is it worth it?

Is the cost and work of putting in an above-ground pool worth the payoff?

For starters, HomeAdvisor’s estimates that it costs between $734 and $4,609 to purchase and install an above-ground pool, and the average cost hovers around $2,569.

That’s way less expensive than an inground pool ($28,000 - $55,000).

The cost of the above-ground pool installation will depend on the following components…

Material — The three primary options are steel, aluminum, and resin. Resin is the most expensive, durable, and rust-resistant option.

Pool Maintenance — If you maintain the pool yourself, then it’ll only cost around $200 a year. If you want to hire someone else to maintain the pool, then it’ll run about $150 per service.

Landscaping — Without some intentional landscaping, an above-ground pool can stand out like a sore thumb. It’s a good idea to put away about $1,000 for landscaping to make the pool blend in more seamlessly.

Permits — Many cities require a permit to install an above-ground pool. This will be a one-time cost of between $150 to $300.

Electrical Work — Typically, an above-ground pool will boost a homeowner’s electricity bill by $30 to $250 per month. And the initial electrical cost will be about $350 to $1,500 to get your new pool up and running.

So there it is!

If that sounds like too much, then you might consider selling your home and purchasing a place that already has a pool.

And you can sell your house fast for a fair cash price to us over at Fresh Door Properties — we can close in as little as two weeks and we’ll buy your house as-is! Give us a call at +1 817-997-4282 to learn more!
