Roanoke Homes Sales Update for July 2013: Percentage wise, the largest jump in homes sales in the Roanoke area for 2013 YTD was in the $80k-$90k price range, with an increase of 57.4% over YTD 2012. The second largest year to date increase in the Valley was in the $400k-500k range, with an increase of 52.9% over the same time in 2012. Overall sales of Roanoke homes (all price ranges) increased by 16.4% year to date in 2013, over 2012.

The year-to-date Roanoke Valley home absorption rate is at a 10.7 month supply, indicating we remain in a buyers’ market. (Supply in excess of 6 months indicates a buyers’ market.)

There are 3224 single family detached homes currently on the market (262 new listings so far in July 2013.) The average list price was $285,418 for the month of June 2013. The average sold home price was $ 213,370 spending an average of 174 days on the market. The average sold price last June (2012) was $206,040 with Roanoke homes spending an average of 154 days on the market.
All figures were derived from sales reported by the Roanoke Valley MLS for the period of 1/1/2012 to 7/12/2013.
