Something Stephen said this week that I can't stop thinking about.

He's been helping with a situation — a tenant who signed a commercial lease, did a $300,000 build-out, went to get their certificate of occupancy three months in, and got denied.

Why? There was a deed restriction on the property. The landlord knew about it. Never disclosed it. And the one thing this tenant wanted to do was the one thing that was actually restricted.

Now it's a full-blown lawsuit.

And everybody's pointing fingers — was it the listing broker who didn't catch it? The landlord who didn't disclose it?
Something so simple. So checkable. Just got missed.

One of the most common things I hear from Texas Realtors is this: "I don't understand the language."
So let's fix that. Starting with NOI.

Net Operating Income is the foundation of commercial real estate valuation.
Gross Income − Operating Expenses = NOI

Practical example.
A retail strip center in the DFW market generating $120,000 annually in rental income with $40,000 in operating costs:
$120,000 − $40,000 = $80,000 NOI

That number determines value.
It determines financing.
It determines whether a deal gets done.

Thirty years in this business and I will tell you — the agents who understand NOI can walk into an investor conversation with confidence.
The ones who don't, can't.
It was never complicated. It was just never taught.
