Here’s the truth: headlines say “prices are leveling out,” but the real story depends on your area, neighborhood, and strategy.

🏡 Buyers → More homes on the market + rates cooling (around 6.5%) = opportunity. And depending on your loan strategy, you could even land a rate in the 5’s today. (Most of those builder “special rates” are really just 2-1 buydowns—which means you might see 4.5% in year one while we wait out the next big drop.)

📈 Sellers → Competition is heating up, especially with new construction, but smart pricing, prep, and positioning still win.

Bottom line → Who you work with matters. Market research + strategy = clarity. And even if your move isn’t until 2026, it’s never too early to start planning.
