7 Benefits of Investing in Multifamily Apartments

1. Cash Flow
o Syndicators structure deals where investors are to receive ongoing monthly or quarterly distributions from the syndication based on their capital contribution in the deal.
2. Passive Income
o You do not need to trade your time for money. There is no decision-making in the heavy lifting of owning and running the property. The passive investor will receive monthly/quarterly distributions and updates as the operator execute the business plan.
3. Tax Benefits
o Investors benefit from depreciation which allows passive investors to limit taxes on the cash flow distributions they receive. It will show up as a paper loss that effectively offsets the cash flow generated on an investment property by reducing the income thus lowering the taxes owed.
4. Refinance/Sale
o Investors will see the largest payday when the property has been refinanced or sold. They will receive most, if not all capital back when refinanced and continue enjoying the cash flows generated by the property. When it is sold, investors will see a significant profit on their initial investment.
5. Inflation Hedge
o As inflation increases, so does the value of the property. Investors will be able to watch their investments increase in value as the property appreciates and rent leases increase, improving the revenue and making it one of the strongest hedges against inflation.
6. Strong risk-adjusted return
o The risk of losing capital vs. the reward of making a return on your capital is strong. Real estate is a tangible asset and people will always need a place to live. In a recession, office or retail tends to decrease when the economy slows. In comparison, during a downturn, people tend to sell their homes and move into apartments.
7. Appreciation
o Based on the market and economic conditions, the value of the property will appreciate over time.
o There is also forced appreciation where operators have the opportunity to make improvements and add value to bring rents up to the market.

I am a real estate appraiser and investor in NJ.. I have been running my company and investing for over 20 years..
Value is everything in investing as well as the final appraisal needed when doing a flip.. I leverage my experience in thoroughly knowing the appraisal process and what appraisers will look for the doing the final appraisal..
Things like:
-Appraisers having to know (and report) ALL previous sales of the subject within 3 years... and WHY it is selling for so much higher.. -What underwriters look for and expect..
-What constitutes GLA
To name just a few..

OK so the latest venture is in the books.. closed yesterday!!
Took 4 months to close this one.. the buyer was flighty and the bank was even worse.. I won't list the bank here..
Would have found a different buyer if I knew it would have taken this long..
Bought "as is" and determined that it was better to wholesale rather then renovate..

Happy we did it that way.. the numbers worked out the same.... and with waaaay less hassel..

The property in Hawthorne is just about to close!!
We have a clear to close from the buyers bank.. we are just waiting for the title company to make sense in the contradiction of address. This will take A-day or so...

A hiccup in the selling process for our new project..
Closed on the property in October.. Cannot sell until the deed is recorded in our name.. So here we are waiting for passaic county to record a deed... and during the time of Covid.. its all very slow...
Nothing you can do.. Hurry up and wait!

Looks like we finally got the commitment from the buyers on the new flip.. my oh my. Took 3 months!! We were patient. Many times wanted to cancel the deal ad re list but the thoughts of going through the entire process again was daunting..
Should be closing next week!

Looks like the next one is ready to go..In this particular case we just may whole sale it and pass on "as is"..  Numbers...
