Should you price your home in line with the market or bump it up a little "just to see what happens?”

It's a question I get all the time. Here's my no-nonsense answer: Overpricing your home (even by a few thousand) is the #1 way to sabotage your chances of getting top dollar for your home. Buyer agents know what your home is worth and if a home is overpriced they’re going to say so. A home priced correctly will ALWAYS generate more interest and sell faster. When pricing your home, an experienced agent who knows our area is your biggest ally. He or she can gather data and help you analyze comps, location, size, age, condition, updates, and other factors that point to a price that will strike the right balance between current market conditions and the features that make your home attractive for buyers.

Shoot me a message if I can help you or someone you know with any other real estate questions. I’m here to serve you!

Believe it or not, this does happen. The good news is there are steps you can take to protect yourself from the “holdover” seller:⁣

Schedule a walk-through in your new home one day prior to closing.⁣
Refuse to close if the seller appears to have packed little to nothing (or left too much behind) the day before the closing.⁣
If you’ve closed and the seller still won’t leave, you can turn to the courts; however, evictions can take at least 30 days.⁣

This crazy situation is rare but happens from time to time. It's just one more reason you want a qualified agent by your side during the entire buying process.⁣

The wait is over — spring is here! Share the good news with your home sweet home by embracing these budget-friendly tips for a spring refresh:⁣

Flowers are back in bloom and on standby to help you brighten any room. My favorite place to pick up a fresh bunch? Trader Joes.⁣
Freshen up your tea towels and guest bath hand towels. Keep our eye out for crisp white towels dotted with hints of the new season like topiaries, florals, lemons, and birds — whatever says, “Springtime!” to you.⁣
Throw open those windows and consider ditching the blinds. It’s not spring to me until I feel the warm breeze blowing through the house. Give those windows a good scrub. Not a penny to spend here - just some good ole elbow grease.⁣
Save the front porch from FOMO: Don’t forget the front porch! Planters full of flowers, an outdoor rug, a wreath that pops, or some striped throw pillows — put your personal touch on your home’s main entry point.⁣
Pick up spring-inspired throws: For days when there’s a lingering chill, have light-colored or pastel throw blankets on hand. Then, the whole fam will be warm and toasty while still giving a nod to the most welcome season.⁣

Happy spring, friends! May your home and heart bloom bright this season.⁣

Owning has its perks: predictable payments, tax deductions, growing equity, long-term investment…but there are other way more thrilling perks when you own the ground beneath your feet. ⁣

Things like:⁣
Changing paint colors, light fixtures, and cabinet hardware whenever you darn well please.⁣
Going wild in your outdoor living areas. Garden? Yep. Wildflower patch? Sure! Hot tub for 6? No prob.⁣
Knocking down a wall (or four!) so your reality can match the vision that's been dancing in your head.⁣
Welcoming all the furry friends you want without fussy fees.⁣

The bottom line is this: When you own a home, you’re FREE to create your dream home inside and outside, top to bottom!⁣

I'm taking aim at you, pesky mortgage myths. Get ready to be debunked, once and for all! ⁣

Myth: Low mortgage rates mean you need to buy a home ASAP.⁣
Truth: Rates are low, but don’t let that rush you into a decision you’re not quite ready for. Consider the flip side: Low rates have pushed home prices up more than 19%. Translation? You could end up overpaying for a home just because rates are low.⁣

Myth: IF you find a house you like, THEN you can worry about a mortgage.⁣
Truth: Nope. Not true. In this market, you’ve got to have your financing locked up if you want a chance at nabbing the home you love. Offers are flying around so fast you simply don’t have time to make an offer without a pre-approval.⁣

Myth: You need piles of cash lying around to buy a house.⁣
Truth: The average buyer put down just 12% in 2021. For first-time buyers, the average was closer to 7%. So while you do need to be financially sound and have a steady job, the 20% down payment myth is just that…a myth.⁣

SINGLE FAMILY: You’d like a yard, want plenty of square footage, don’t care to share walls or walks, and would love to see some serious appreciation.⁣
FARM or RANCH: “Give me a home where the buffalo roam,” you say. The further from Target and Starbucks the better. You’re looking for acreage, a rocking chair front porch, a barn out back, and plenty of space to park your truck (and maybe a tractor).⁣
CONDO or TOWNHOME: You’re ready to buy, but not ready for the upkeep or size of a single-family home. Plus, you’d love to live in a city center steps away from the lively urban activity, and you're a-okay with a hefty HOA so long as it covers landscaping and major repairs.⁣
WATERFRONT: Nothing less than the waterfront will do. Whether it's a lake, ocean, pond, or inlet, you just want the lap of water ringing in the background morning, noon, and night. No water in sight? It’s a definite no-go.⁣

Planning to sell? Here’s a heads up on the 6 most common seller mistakes I see that you’ll definitely want to kick to the curb:⁣

Taking low offers personally.⁣
Overpricing your home "just to see if anyone will bite."⁣
Being unwilling to depersonalize or remove clutter.⁣
Underestimating the importance of listing photos.⁣
Concealing major home issues from your agent.⁣
Leaving your pets out or hanging around during showings.⁣

Selling a home is exciting, but it can sometimes be stressful. Hiring an agent to guide you through the entire process is a smart choice if you want to ENJOY selling your home. Want to chat more? Send me a DM, and I'll be in touch!
