Even brand-new homes can have defects that get missed during the building process. A third-party inspection gives you another set of eyes on the home before you take ownership.

Build it new. Inspect it anyway.

On new construction, they’re starting to say they won’t repair cosmetic defects unless they’re visible from at least 3 feet away with the naked eye, without using a flashlight. What do you think about this?

I’ve never met the guy. I have no clue who he is, but got my first 1 star review. Has anyone ever received a random 1 star review? My assumption is he saw my videos and didn’t like what he saw.

New construction doesn’t mean perfect.

Just like every home I inspect, I make sure each area has a proper heat source. This second-floor hallway was missing one entirely. Whether the ductwork is disconnected somewhere or was never run at all, that’s something you want figured out before closing.

Galvanized piping is a ticking clock.

This piping is heavily corroded and already leaking in multiple areas. Most galvanized plumbing still in service today is at or beyond its expected lifespan, and once leaks start showing up, more usually follow.

At this stage, replacement should be expected rather than chasing leaks one at a time.
