Pressure testing a P-trap by filling the sink completely with water, then releasing the stopper to send a large volume of water through the drain system all at once. This is a great way to expose weak joints and hidden leaks that may not show during normal use. This P-trap was heavily corroded, so I had a feeling it would leak under pressure… and it did.

120 year old house with an unconventional water management system in the basement. Normally, you do NOT want water flowing through your basement as it can lead to elevated humidity, mold growth, and deterioration over time.

But in this case, the system appears to have been functioning this way for years without current signs of major issues. The buyer was made fully aware so they understand the setup and can monitor it going forward. Old homes sometimes have old-school solutions that don’t follow modern standards, but have survived decades.

Missing Z-flashing and ledger flashing tape missing where the deck attaches to the home. This has allowed moisture intrusion behind the ledger board and caused wood rot. This is a very common deck failure point and can eventually affect structural integrity if not corrected.
