It’s not the photos or the sign in the yard.
And it’s definitely not “let’s try a high price and see what happens”.

It’s the prep before you ever hit the market.
It’s the pricing strategy that creates demand, not crickets.

2025 was my first full year as an independent agent, and I had the honor of being a witness to some truly life changing moments.

I’ve helped families relocate to Rochester from out of state, and people sell homes to move out of NY.
I’ve cried with family members as I helped sell their loved ones home after they’ve left this world.

I saw families grow and upgrade their lives and homes.
I’ve helped first time buyers with the most exciting yet nerve wrecking transition into homeownership.

I’ve negotiated hefty credits and repairs for buyers.
I’ve broken records for sellers.
I made new friends.
I attended weddings.
I held new babies and received countless photos of dogs (please know that I always welcome unsolicited dog pics).

I’ve set goals, reached them, and then did it all over again. Most importantly, I’ve been true to who I am and what I believe in.

I hope if 2025 tested you as well, that you find peace, happiness and the confidence to do everything you’ve ever wanted in 2026.

When looking at a home, it’s easy to fall in love with the layout, the light, or the charm, but what really matters are the details that tell you how well the home has been cared for.

I always pay attention to how water flows around the property; does it drain away from the house or toward it? I take a close look at the foundation, check whether the electrical panel is updated and properly maintained, and look for any signs of water entering the basement or attic. Even something as simple as backed up gutters or leaky windows can cause long term damage if not addressed.

And beyond all of that, the question remains: does it truly check your boxes?

As your trusted partner in real estate, it’s my duty to point out potential issues when I see them so you can make confident, informed decisions. While I’m not a licensed home inspector, I believe in being transparent about anything that could impact your investment. Because finding the right home isn’t just about what you see, it’s about how it stands the test of time.
