🚨 $30K Burned… and My SEO Still Sucked 😡

Let’s talk about one of the most expensive (and humbling) business lessons I’ve learned 👇

Back in late 2022, I hired an SEO company to fix a serious problem:
👉 Keyword cannibalization was crushing my rankings.
Fast forward over a year later… and guess what?

📉 800+ keywords gone
📉 Organic leads down 50%
📉 CTR? Horrendous.
💸 And I spent over $30,000 while my site performance tanked.

To make it worse, I raised red flags along the way:
⚠️ Content built around locations that didn’t make sense
⚠️ Leads coming in way outside our target area and property type
⚠️ And when I pushed back? I got brushed off—like it wasn’t a big deal

They promised real estate expertise… but couldn’t explain why my traffic dropped, couldn’t show how we were improving month over month, and never once compared my performance to local competition.
❌ No updates on negative rankings
❌ No real keyword tracking
❌ No accountability—just auto-pay invoices 💀

My mistake?
✅ I trusted them as “experts”
✅ I didn’t press hard enough early on
✅ And I assumed they cared about my results as much as I did

Here’s what I’ve learned:
👉 If you don’t know enough to be dangerous, you’re at their mercy
👉 A real vendor makes you smarter, not more confused
👉 And if someone’s managing your growth and there’s zero transparency—you don’t have a vendor, you’ve got a liability

Why Helping People is Dangerous 😬 (No, Seriously... Hear Me Out)

There’s a dark side to being helpful in business—especially when your heart’s in the right place but the other person’s intentions… aren’t. Now don’t get me wrong: Helping people is a beautiful thing. But helping the wrong people or helping at the wrong time?
That’s how you get burned. 🔥

Let me tell you a story that took 1,060 days to unfold...

We had a short sale deal in our pipeline for nearly 3 years.
Finally—finally—the bank sets a closing date. With short sales, there’s no wiggle room. When they say close, you close. Usually within 30 days or less.

We had a buyer lined up, but things unraveled fast.
He refused to talk to his lender. Like… straight up said “I will not speak to them.” 😑
We also found out his loan had contingencies (which you CANNOT have on an as-is, cash-required short sale).
And to top it off, he was dragging his feet.

So what did I do?

I offered to personally fund the deal.
I said we’d close in-house with our attorney. I gave him every opportunity to win.

But nope.
He ghosted.
Deal collapsed.

And THEN I got served.
He wanted his deposit back. Months later. After I tried to save his deal with my money.

😤 But here’s the twist… the WIN.

We brought in a new buyer.
Moved faster. Closed smoother. And salvaged the deal.

After 1,060 days in our CRM, we got the deal to the finish line. But we walked away with $0.00. No payday. No check. Just a clean close. Some might call that a loss. But to me? We saved a seller from disaster and honored our word—even if we didn’t profit from it.

Moral of the story?
Not everyone deserves your help. Especially when their actions scream red flags.

🎯Don’t let emotional generosity override business boundaries. Helping someone doesn’t mean you owe them forever.

Yes, real estate is about closing deals, flipping properties, and cashing checks 💰 — but you know what’s harder than the transactions? People.

Here’s a taste of the wild ride lately:

🔹 A seller tried to sue us… 2.5 years AFTER buying a property. Why? Plumbing issues.
She waived inspection and bought it as-is. Tried THREE times. 🥴 And get this… it was one of my FAVORITE projects ever. We went all in. (Pics incoming — you’ll see why 💪). If you ask me we over renovated this home!

🔹 Another buyer filed a lawsuit to get his deposit back.
Meanwhile, I have over an hour of recordings offering my own personal money to help him close. Texts. Receipts. Proof, he couldn’t close when the bank required. And oh yeah — the lead was 1,060 days old... and I walked away with $0.00 because he dropped the ball.

🔹 Oh, and that time someone threatened me over a legal agreement…
That they signed.
With an attorney.
And we recorded it.

We even had to file a lis pendens recently when someone tried to backdoor one of our deals. Yup. That happened, too. 😤

The crazy part? I still lead with ethics.
I try to help. I offer my own money. I do the right thing.
But when you start doing well, guess what shows up?
👀 Rumors
😤 Resentment
😒 Bitterness

It’s the tax of success, my friends. And if you’re in business, especially this business, you’ve probably paid it too.

But here’s the deal:

You have the right to defend your moral integrity.
You have the right to protect your name and your work.
And yes — sometimes people need to learn the hard way.

But never forget:
👉 Don’t take it personal.
👉 Keep your circle wise.
👉 Talk to advisors who answer to a higher power 🙏
👉 Judge people not by what they did… but what they’re doing NOW.
