This bill (SB-249) is more nitty-gritty than the typical article but is Huge for private property owners and investors alike. It bans municipalities from banning short term rentals in the state of New Hampshire. The compromise is reasonable and requires the property that is being utilized as a short term rental be registered.

As unfortunate as it is for people to lose their homes this is good news for the housing inventory. Foreclosures have increased but have not returned to the normal quantity. The benefit of buying a foreclosure is they tend to have a lower buy in price and may allow people who have not had luck getting offers accepted to not have to pay over the asking price. The catch is they are harder to finance. For many it would be worth talking to a mortgage broker to see if they can find a way to finance you.

Lenders are resuming foreclosures. Still, levels likely won’t reach historical norms until the end of the year, unless the economy takes a turn for the worse.

The first quarter of this year has been very interesting! At the end of last year the market was predicted to cool down with the expected interest raises. That is not what happened. The sellers market only got hotter! looking at Strafford you can see fewer homes were closed on and prices went up a whopping 16.4%. Leading to the sales volume in dollars to increase 1% even though fewer homes were sold! The days on market went down as well as pending sales, indicating a large shortage of inventory. Over all this is a great time to sell especially if it is a secondary home.

Interesting read about this years market with a forecast of what's to come! While the Northeast is holding on to it's transaction quantity, do you feel it will follow suit with the rest of the country or continue to hold on? In the real estate community in the north east there is a lot of talk of a slowing market even with the presented data. The next few months might be crucial for new investors and provide an opportunity to buy into a cooling market. My recommendation if you want to buy is to keep looking for deals but don't jump on it unless you are confident in the deal or it is the perfect home for you.

Three of the four major U.S. regions saw contract signings fall month-over-month, with the Northeast being the only area that reported an increase.
