By the time you tour a home you're excited about, I've already been working on your behalf behind the scenes.

Buying a home in Rochester means having someone in your corner who does more than just send you listings. 🏡

Anyone can pull up a website and browse homes for sale.

What actually matters is having someone who knows when to slow things down and when to tell you the truth, even when it's not what you want to hear.

Finding the house is the easy part. The real job is making sure it's the right one for you, and that you don't overpay or get burned along the way.

But each one represents weeks of strategy, late nights, negotiating, re-negotiating, side quests, pivots, wins, compromises, and the occasional dirty toilet 😅

If you're selling this year, here's the only advice that matters:

Be ready. And price right.

Being ready means your home is shown at its best from day one — not after three weeks of feedback and a panicked weekend of painting. It means your timeline isn't built on a best-case scenario. It means you've made peace with the number before the offer comes in.

Pricing right means the number that draws real buyers, not the one that flatters your equity. It means trusting the comps. It means understanding that ""let's start high and see"" is the most expensive strategy in real estate.

That's the entire conversation. The sellers who hear this — really hear it — are the ones whose homes actually sell.

The ones who try to negotiate with the market are the ones still sitting in October.

When you hire me, you're not just hiring someone who knows the comps.

You're hiring someone who knows which farmers market has the best cheese vendor, which patio has the best people-watching at lunch and where you can grab dinner *and* catch some of the best views in Rochester.

If you're thinking of buying a home, here's the advice I'd give you if I weren't afraid of hurting your feelings.

1️⃣ The neighborhood you love at 25 is rarely the neighborhood you love at 40.
People move to Rochester for the energy, the nightlife, the walkability. That's not necessarily why they stay. The buyers I work with who are happiest didn't pick a neighborhood off a list. They picked one that matched the life they actually wanted, not the one they thought they should want.

2️⃣ The best time to start looking is before you think you need to.
Most buyers wait until they're already over the lease, already cramped, already on top of each other. By then, the search is rushed and the timing rarely works in their favor. The buyers I work with more than once are the ones who started the conversation a year before they thought they had to.

3️⃣ The "perfect" house at the top of your budget is rarely the right call.
Stretching for the maximum the bank will lend you sounds smart until life changes — a new baby, a job shift, a slow year. The buyers who are happiest five years in bought a little under what they could have. They didn't stretch.
I'd rather tell you now than after you've signed.
