Oakland County sellers — what happens when strategy meets preparation? 👀

Our clients weren't sure if moving even made sense. They had a great interest rate, a home they'd worked hard on, and a dream of finding something with more land. The numbers felt uncertain — until we ran them together.

We mapped out the true market value of their home, connected them with our lender, and built a launch plan designed to create demand. Three days on market. Multiple offers. $32,500 over asking — with an appraisal guarantee from the buyer.

That's not luck. That's what happens when you know your market, trust the process, and execute.

If you've been wondering whether your move makes financial sense, let's run the numbers together. 📲 Send us a message to get started.

Are you thinking about buying a home in Oakland County this spring?

We’ve been having this conversation a lot lately…

A lot of buyers assume Zillow alerts are enough—but in today’s market, that’s really just the starting point.

The difference comes down to working with an agent who…

→ Knows which homes have room to negotiate
→ Can sift through clunky MLS filters to uncover hidden gems
→ Introduces you to neighborhoods you may not have considered
→ Has access to off-market and coming-soon opportunities

That’s where the best outcomes happen—not by waiting on alerts.

If you’re thinking about buying this year, send us a message or comment “Start” and we’ll reach out.

We’re Winningham Homes & Realty—your local Rochester, MI real estate team helping buyers navigate today’s market with confidence. If you’re planning a move this year, we’d love to connect.

Will it ever be worth it?

To walk away from your low interest rate??

It depends on circumstances, but these are the most common reasons I've seen past clients make the move:

- A growing family & the need for more space
- New job or a job transfer
- Remote work creating location flexibility
- Desire to be closer to family
- Desire for better quality of life (shorter commute, less traffic, close access to nature)
- Retiring or looking for less upkeep

If you're in this position, it might help to ask yourself:

✨ What benefits would a move bring to my life?
✨ What tangible and intangible value will it create?

The right decision isn't always obvious but talking to an agent who has insight into what's happening in your market can help you decide what's best for you.

POV: You're a home buyer that gets pre-approved for *the magic number* from your mortgage lender.

Just because the lender gives you the green light on a certain dollar amount doesn't mean you should stretch your housing budget to the max.

Before you sign, think about your life BEYOND the loan. Things like lifestyle preferences, discretionary habits, vacation expenses, childcare needs, etc.

Let's make sure your next home fits comfortably within your current lifestyle.

🏡 I think I can speak for anyone who has ever moved...

Saying goodbye to your longtime home is incredibly bittersweet and emotional.

From the quiet everyday moments to our biggest milestones, the walls of our homes have seen it all.

An agent’s role in the sale of your home entails many things–

They should provide expert counsel, price the property appropriately, market it thoroughly, and negotiate favorable terms.

But most of all, a seller’s agent should be an empathetic advisor as their clients go through the highs and lows of this huge life event.

Look out for these key qualities in a seller’s agent:

👂 Active listener: They pay close attention to your wishes, concerns and hesitations.

🗣️ Strong communicator: They keep you informed at each stage of the process and provide resources for questions that arise.

🧠 Emotional intelligence: They recognize this is a significant life event. They don’t push or pressure you to make decisions and provide additional support where needed.

🎯 Solutions-oriented: Hiccups are inevitable in real estate. They seek solutions and embrace a can-do attitude.

To provide some extra support for our clients, I put together a helpful seller guide resource. DM me for a copy!
