The median age of American homeowners has climbed to 57.5 years in 2024, up from 54 years in 2010, even as the overall homeownership rate has remained stagnant at just above 65%. NAR principal economist Nadia Evangelou attributes this shift to younger households entering ownership more slowly or later in life, while existing owners stay longer.

Real Estate Insight of the Day

When speaking with buyers, I often hear the sentiment: “We’re going to wait until prices come down a bit.”

However, when you look closely at the market fundamentals, a meaningful drop in home prices is highly unlikely.

The residential construction industry continues to face a shrinking labor pool. Fewer young people are entering the trades compared to previous generations, which drives labor costs steadily upward—and labor is one of the largest components of homebuilding expenses. This trend isn’t expected to reverse with time.

While material and land costs may fluctuate slightly, those variations are rarely significant enough to create a substantial reduction in overall home prices.

In fact, the cost of a quality two‑story family home has nearly tripled over the past 20 years, and all indicators suggest that prices will continue to rise.

In short: waiting rarely benefits buyers in today’s market.
