I've been working on the for a while now and finally got it finished!!

I've taken a lot of what I've leaned working and investing in real estate over the years and put it into a simple guide for people who are interested in foreclosure investing but don't know where to start.

If you've ever thought of buying a foreclosure as an investment, I'ld love for you to check it out. Please feel free to share this with anybody that might find it useful.

Does home search now start with AI? ⁣

For a lot of buyers, it already does. Instead of setting filters and scrolling for hours, they're just asking: "Find me a home near a park, with room for my in-laws, under my budget." And they're getting real answers back. ⁣

It works better than most people expect — the early part of a search has never moved faster. But there are things these tools can't tell you about a home, and they're usually the things that matter most. ⁣

This month's post covers both sides. ⁣

Trying to make sense of the housing market this summer? Watch these three numbers. 📊 ⁣

1. Rates — the 30-year fixed is hovering in the mid-6% range, and most forecasters expect it to drift slightly lower through 2026. ⁣
2. Inventory — about 4.5 months of supply, the most balanced it's been in years. More homes means more choice and less pressure. ⁣
3. Prices — largely flat nationally for 2026, so you're not chasing a runaway market. ⁣

Put together, it's a calmer, more balanced market than the past few years — which tends to favor prepared buyers who know their budget. ⁣

If you're hoping to be settled before the new school year, summer is your window — and the calendar moves faster than most families expect. 📦 ⁣

A rough timeline that keeps things low-stress: ⁣

- Now–early summer: Get pre-approved and start touring. Knowing your budget first makes every other step easier. ⁣
- Mid-summer: Have your offer in and inspection done. Closings often take 30–45 days, so this is the sweet spot for an August move. ⁣
- Late summer: Closing, movers, utilities, and address changes — with a little breathing room before the first day of school. ⁣

The families who start early get the most choice and the least stress. Leaving it to the last minute usually means rushing the biggest decision of the year. ⁣

As real estate professionals, we know what works (and what doesn’t). Here are 3 things we would never do when selling our own homes: ⁣

❌ Skip the prep work.We understand that buyers want a well-maintained, clean, and clutter-free home—and are turned off by anything less. ⁣

❌ Fail to keep our property available and show-ready.We know that when a home isn’t available for a buyer to tour, they can quickly move on to the next option. ⁣

❌ Set an asking price that’s too high.We recognize that pricing a home properly is the best way to achieve a fast and profitable sale. ⁣

Now that you know what we wouldn’t do, find out what we WOULD DO! Reach out to schedule a free home seller consultation. ⁣
