Realtor me is celebrating another successful closing. Neighbor me is trying not to cry. 🥹

After 7 years of being the absolute best neighbors, Jaimi and Kyle are off to their next adventure. I’m beyond grateful that I got to help them with this exciting new chapter, but our neighborhood just won’t be the same without them.

What made this one even more special was that, from the very beginning, it felt like every step was confirming they were on the right path. Every time there was a question, another little sign seemed to appear, reminding us that this was exactly where they were meant to be. Watching everything fall into place was pretty incredible.

Wishing you both so much happiness and so many wonderful memories in your new home. Thank you for being amazing neighbors, wonderful friends, and for letting me be a small part of this journey. You’ll definitely be missed. ❤️🏡

✨ Every once in a blue moon, everything just falls into place.

An absolutely stunning home. One of those houses that makes people smile the moment they pull into the driveway. A seller who trusted every recommendation I made, from preparation to pricing and marketing. And then… the stars aligned. 🌟

Real estate isn’t always this smooth, but when you combine an incredible home with a seller who’s willing to trust the process, amazing things can happen.

Beautiful Victorian homes, the Erie Canal, the Arts Festival, walkable neighborhoods, affordable homes, and a community that’s equal parts college town and hometown.

It’s quirky. It’s chaotic. It’s historic.

And somehow… it works. 😊

Everybody thinks finding the house is the hard part.

It’s not.

Getting your offer accepted isn’t the finish line. Honestly, it’s where the real work starts.

In the last year alone, I’ve had a seller with liens that popped up literally last minute, flooded basements and delays in closing over 60 days on a cash deal. These were issues that no one saw coming and with the wrong agent, things could have turned out less than ideal.

After 16 years in real estate, I’ve seen a lot. Not because every transaction goes wrong, but because when you’ve been around long enough, you’ve seen just about everything.
And here’s the thing… Im still seeing things that are new and I don’t have an answer for
But I’ve spent all those years building relationships with lenders, attorneys, inspectors, contractors, and other professionals who do.
Anyone can open a door and show you a house. The value of your agent shows up when something doesn’t go according to plan.
THAT’S WHEN EXPERIENCE MATTERS
Thankfully, most deals only have small hiccups. But when they don’t, you’ll be glad you hired someone who’s been there before.

As someone who’s also the parent in this situation… trust me when I say NONE of this existed when we bought our first homes. 😅

You toured a house.You thought about it.Maybe you came back with your parents a week later. Maybe you slept on it for a few days.

Now?It’s:• showings booked in minutes• offers written that night• homes priced strategically to create bidding wars• buyers making huge decisions FAST

In competitive markets like Rochester, real estate has become a completely different world than it was 20 or 30 years ago.

And it can feel overwhelming.

That’s why having someone to guide you through the chaos matters more than ever. My job isn’t to pressure you. It’s to help you understand the market, make smart decisions, and keep your sanity while doing it. 🏡✨

Back in the day, buyer love letters were honestly one of the sweetest parts of real estate.

As a listing agent, I remember sellers reading letters from young couples talking about raising babies in the home… families mentioning holiday dinners around the same table… people explaining why they fell in love with the creaky old hardwood floors or the garden someone spent 20 years planting.

And as a seller? It felt good knowing the next owner would love your home the way you did.

But today… we really don’t do that anymore.

Why?

Because those letters can unintentionally reveal things about a buyer that fall under Fair Housing protections. Things like:
• family status
• religion
• race
• ethnicity
• disability
• and more

If a seller chooses an offer based on personal information instead of the actual terms of the offer, it can potentially create Fair Housing issues.

So even though the intention was usually heartfelt and innocent… the industry has shifted away from buyer love letters to help keep the process fair and legally protected for everyone.

Sad? Honestly, yes.
Necessary? Also yes.

Now sellers are encouraged to focus on the strength of the offer itself… price, terms, flexibility, financing… not the personal story behind it.

Real estate has changed a lot over the years. Some changes make things better. Some just feel a little bittersweet.

Because let’s be honest… pets aren’t just part of the family anymore. They basically run the house.

Buyers today are looking for homes their WHOLE family will love, including the four-legged tiny dictators. 🐶

I’m awkward, I text too fast, I’ll absolutely tell you the truth about a house, and there’s a solid chance I’ll embarrass myself at some point. 😰

I protect people, not paychecks.
I answer honestly.
I fight hard.
And I try to make the process feel human instead of robotic.
