Welcome to the fall housing market.

Interest rates are high. Inventory is up. And buyers? They’ve gotten PICKY.

🔍 Inspections are back.
💰 Seller concessions have entered the chat.
🤝 Negotiations are happening.
🏡 And overpriced homes are… sitting.

Sellers: You’ve got to work for that offer again. Price it right. Stage it. Clean it. Fix the little stuff. Make it BEAUTIFUL. And even then, it may take a minute.

Buyers: Don’t sleep on this market. More inventory, less competition, inspections and actual negotiating power can create opportunities we haven’t seen in a while.

The market isn’t dead.
It isn’t crashing.

🏡 WELCOME HOME, TAYLOR & ZACH! ❤️

I met Taylor and Zach about two years ago when they started thinking about buying a bigger home with room to grow their family. They searched for a while, took a little break, and then jumped back in about a year ago… (after they actually grew their family by one) right into our crazy seller’s market. 😅

They wrote offers. They lost their fair share. They got disappointed. But they never gave up.

And finally, they found THE ONE. ❤️

A great house with room for their family to grow, and even better, it’s really close to family. Because when you have a little one, “free babysitting” is one of the best features a home can have. 😂

I had so much fun working with these two and watching them stick with it until the right house came along. Sometimes the home search doesn’t happen on the timeline you expected, but this one was worth the wait.

This is a hill I will die on whether you’re my seller or buyer! Make sure what you’re supposed to leave is there, make sure what you’re supposed to take is gone! If something has been broken, fix it! It’s not the responsibility of the buyer or either agent until that house closes, it’s yours! . I said what I said. 😁

Another successful closing for my buyer, and this one has the BEST story. 🌊🏡☕️

Lynn came to New York on vacation to visit her best friend.

That’s it. That was the plan.

She was NOT house hunting. She was NOT planning a move. She certainly wasn’t planning to uproot her entire life.

And then she saw a house for sale right down the road from her best friend… on the lake.

And apparently that was all it took. 😂

One house later, Lynn has officially traded “visiting her best friend” for living down the road from her best friend.

Now she gets to fall asleep listening to the waves, drink her morning coffee while looking out at the lake, and start an entirely new chapter she didn’t even know she was looking for.

Sometimes the best moves aren’t planned.

Sometimes you just see a house and think, Well… I guess I live in New York now. 😂❤️

🏡 WELCOME HOME, ERICKA & JAMES! 🔑💚

These are always my favorite posts to make.

When Ericka and James started looking, there was just one tiny detail we hadn’t quite nailed down…

East side? West side?
🤷‍♀️ Why choose when you can search the whole darn map?

So I teamed up with Darlene Maimone and together we covered Rochester from one side to the other until they found HOME. 🏡

This transaction itself was one of the simple ones. The kind we Realtors are always grateful for. But handing over the keys to this particular home came with a few extra emotions for me.

I’m also thinking today about the family I previously helped get under contract for this home, who had planned to begin their own chapter here but, because of tragic circumstances, never had the opportunity to move in.

Real estate can be funny that way. We talk about houses, contracts, inspections and closings, but behind every front door are real people and real stories. Sometimes joyful. Sometimes heartbreaking. And sometimes a home carries a little bit of both.

Today, though, I’m so happy to see this beautiful house become home. ❤️
