Cap rate is one of the most commonly touted metrics in commercial real estate, but it's just a snapshot of a property not the whole story.

A higher cap rate doesn't automatically mean that a property is a better investment.

It can be easy to look at a cap rate and automatically assume that a higher rate makes a property a good deal. But commercial real estate rarely works that simply.

Better questions to ask are:
-Is the NOI accurate?
-How stable is the income?
-Are rents below market?
-What does the debt structure look like?
-Are there major capital expenditures on the horizon?
-Where could the NOI be in 5 years?

Cap rates can be a useful comparison metric, but they shouldn't be your only metric for measuring a deal.
