Real Estate agents don't just show houses and write a contract. We make sure all the small things that need to happen to get our clients to the closing table happen! In this particular incident, my buyers are buying a house that had a heat issue that the lender required to be fixed.
Thankfully, I have a connection (very close to me) who has a career in HVAC. He was able to get there, diagnose the problem, and fix it.

As a side note, it is not common for the lender to have requirements if it isn't FHA or VA; this was a first for me. It is also not common to have the buyer responsible for fixing things in the home prior to the close of the deal. We have forms in place to protect the buyer if anything were to happen with the closing after a repair has been made.

Every transaction I have had so far in this career, which is approaching 6 years, has had something new for me to learn. That is why it is really important to know you are part of a brokerage that you can lean on, a broker you can reach out to anytime. I am very thankful for Carrie Alex- Realtor, Alex and Associates Realty. She has taught me so much over the past couple of years, and that has improved my confidence.

Monday Market Update! Numbers are staying fairly consistent.

We saw 4 homes have price decreases over the weekend. This time, those decreases were spread out across Farmington, Barrington, New Durham, and Rochester.

Of the active homes on the market in Strafford County, Days on market range from a high of 561 days to an average of 63 days.

In the news this week is the talk about the increases in fuel and interest rates.

***** CONGRATULATIONS**** to my sellers!

This is such a bittersweet chapter for them. They closed a home today; that was such a huge part of their family for the last dozen years. Kids became adults; they themselves became grandparents; all the wonderful gatherings on the lake with friends and family. Memories that will last a lifetime.

This one was extra special for me for a couple of reasons. The first, which is the biggest. Real Estate is a hard career; every transaction is different, and there is always something to learn from. When you have people in your life that you admire and, in many ways, look up to, who trust you with such a big part of their life, it helps boost your confidence and belief that you chose the right path. Whether it is a $100,000 home or a $1,000,000 home, I will always give 100% of my knowledge and support to make sure the transaction goes as smoothly as possible. Kelly and Scott are very close friends, and I will be forever grateful that they chose me to represent them in this part of their journey.

The 2nd reason is that this is extra special; this is my 1st, and I hope for many more to come, over a million-dollar transaction. I think that is pretty cool that it was close friends that help me hit a goal that has been on my vision board for 3 years!
