🏡New Hampshire buyers, sellers & Realtors: appraisal changes are coming November 2, 2026! Are you ready for the upcoming changes? 🏡
➡➡The new appraisal reporting format, will capture a more detailed picture of a home’s condition and quality. What does that mean for your next move?
More detail beyond square footage- Expect clearer reporting on condition, workmanship, maintenance, functionality, and differences between a home’s interior and exterior. Condition and quality have always mattered, the update makes that reporting more specific.
💄 Fresh paint isn’t a fix all. A little “lipstick on a pig” won’t erase underlying maintenance or quality issues. 😉 Cosmetic updates can help with appeal, but don’t overlook what needs repairing.
🏘️ Comparable sales still count. How your home truly stacks up against those properties remains important. This isn’t a new formula that automatically raises or lowers your value.
✨✨✨✨✨✨✨✨✨
🔑 Selling? If you are planning to sell your home, tackle obvious maintenance concerns before listing and prioritize improvements that support both appeal and functionality.
🏠 Buying? If you plan to buy, the appraisal still provides an opinion of market value, with more detailed reporting on the property itself. But be ready for a longer process and waiting time.
📅 Who’s affected? The November 2nd requirement covers new appraisal reports submitted for conventional loans sold to Fannie Mae or Freddie Mac, with approved temporary lender exceptions available. FHA, VA, and USDA follow their own implementation timelines.
