🏡 Thinking about buying or building a new-construction home in Rochester?

One of the most important things to know is this:

Talk to your REALTOR® before you tour the model, register with a builder or start discussing lots and pricing.

You are not generally required to have your own buyer’s agent simply because a home is new—but having someone representing your side of the transaction can be incredibly valuable.

New construction can involve much more than choosing a floor plan and finishes.

Your REALTOR® can help you ask questions about:

✔️ What is actually included in the base price
✔️ Builder specifications and allowances
✔️ Upgrade costs
✔️ Lot premiums and lot suitability
✔️ Builder contracts and deposits
✔️ Construction timelines
✔️ Inspections
✔️ Financing and appraisal considerations
✔️ HOA documents
✔️ Completed new construction vs. building from scratch
✔️ How one builder compares with another

And importantly, builder registration and agent-cooperation policies can vary. If you wait until you are ready to sign a contract, it may be too late to involve the REALTOR® you wanted representing you.

🚚🏡 LOCAL BUSINESS SPOTLIGHT | Collegiate Power Movers! ⭐⭐⭐⭐⭐

As a Realtor in Rochester, MN, I'm always looking for great local businesses and service providers I can confidently recommend to my clients. And after our recent experience with Collegiate Power Movers, I had to give them a shoutout!

We recently hired them to move all of our model home furniture from one house to another for R. Fleming Construction , and they absolutely impressed us!

Between real estate and custom home building, we work with moving companies pretty regularly, so we've had plenty of experiences to compare this one to.

Here's what stood out:

✅ They protected the home! I've NEVER had a moving company take the time to cover the floors AND pad the doorways to prevent damage. When you're moving furniture in and out of beautiful, newly built homes, that attention to detail is a HUGE deal!
✅ Excellent communication from start to finish.
✅ They showed up on time and were professional throughout the entire move.
✅ They handled everything with care, respecting both the furniture and the homes.
✅ They actually came in UNDER their original quote! How often does that happen?!
