Traditions have a beautiful way of connecting our past with the memories we’re creating today. For us, one of those special traditions is visiting the New York State Fair. 💕

It’s a day filled with all the things we’ve come to love: people-watching, visiting the animals, Rick admiring the new cars, listening to music, laughing together, and enjoying all those unmistakable Fair smells.

And then there’s the food! Gyros, wine slushies, Byrne Dairy ice cream, and my dad’s favorite pizza fritta. Having one always makes me think of him and reminds me why these little traditions mean so much.

After more than 15,000 steps, plenty of delicious food, some cool finds, and lots of laughter, our hearts were full. It truly is the perfect way to say goodbye to summer and hello to fall.

Until next year, New York State Fair. We’ll be carrying these sweet memories with us. 🎡🩷

☕🩷 Coffee Talk with Karin: August 2026 Monroe County Market Update

Hi friends! It’s time for our monthly real estate sip & sparkle and August gave us some interesting numbers to chat about! ☕✨ I’ve got my iced coffee, and we’re looking back at what brewed in the Monroe County market before we officially say hello to fall. 🍂

Here’s what August served up:
🏡 Median Sales Price: $320,000, down 1.5% from July
🔑 Closed Sales: 591, down 23.7%
🏠 New Listings: 735, down 16.1%
📍 Active Inventory: 530, down 10.5%
⏰ Median Days on Market: just 8 days

Now, don’t let those downward arrows fool you. Homes were still moving FAST. Eight median days on market tells us buyers were absolutely still out there, especially for homes that were priced right, showed beautifully, and had a strong marketing strategy behind them. 🔥

🩷 SELLERS: We saw fewer homes hit the market AND inventory drop, which means there was still opportunity to stand out. But this isn’t the market to simply put a sign in the yard and hope for the best. Pricing, presentation, and marketing matter!

🔑 BUYERS: There may have been fewer sales, but the best homes were still moving quickly. Having your financing ready and a strategy in place BEFORE you find “the one” can make all the difference.
And now we’re heading into the fall Rochester market! 🍁 Will things cool down with the weather, or will buyers keep the market brewing? You know I’ll be watching the numbers.
