Just SOLD! Thank you sweet baby Jesus. Let me tell you a little story.... cliff notes version.... new floors installed in basement, listing goes live, under contract above list (clearly), inspection goes fine, appraisal is completed, appraisal received (like 5 days later), picture of a small amount of water around the basement drain on brand new flooring, I go there.... 6 inches of water in the entire basement. Thank you Ms. Appraiser for having the common courtesy of care to send a message through showing time, text, phone call, email or carrier pigeon to give us a heads up on the SMALL amount of water that was there during the appraisal. (insert a never ending eye roll as she did not do that). Regardless, after an insurance claim, a dry out and all new flooring we closed this sale. I had the joy to work with an amazing buyer's agent on this transaction and I give her mucho kudos for working with us to keep this deal together.

My take away for anyone who cares... THE AGENT YOU WORK WITH DOES MATTER. I can't scream it loud enough.
