PROCEDURE for RENTING
1.You need to be sure you have enough money to get the power and gas cut on and be able to pay a months rent and the deposit. Sometimes they do not even charge a deposit, but a lot of people have to pay a deposit of $325 for gas and another $325 for electricity and water. Also, the City of Rock Hill utility department will require you to pay someone else's bill if they find you are staying or have stayed in a home where the power bill was not paid. 2. To qualify to get an application you must be 21 and check out a key and view the rental. Court records are checked. If you have a bad record, we will not be able to help you. To look at one of our rentals there is a $35 Cash Key Deposit (REFUNDABLE as long as the key is returned promptly), and we need to copy a driver's license*. Keys can be checked out between 10:00 and 12 and 1:30 and 3 on Monday, Thursday and Friday. We close at 5.
3. If you want the rental you're given an application to fill out. The application fee is a non-refundable $30. It's charged after reviewing the application to be sure everything is complete. Then your credit is checked with Credit Services. Not paying for debts will get you turned down. Medical expenses can be overlooked. Also, court records of evictions or serious offenses will cause your application to be declined.
4. We verify there is a job or other source of income that affords the applicant(s) the ability to pay the rent. Examples of what you need for this last item would be pay stubs, tax returns, retirement statements, social security statements. Jobs that pay under the table cannot be considered unless they are on your tax return. . There are NO exceptions. *Just having money in the bank is not income.
5. If you are accepted, we provide you with a letter of acceptance so the utilities can be connected.
6. After the utilities are connected, we collect the deposit and rent then sign the lease and give you the keys. If it is not on the first of the month we prorate the rents in the second month. We then change the locks and check the smoke and CO1 detectors. We ask that a list of any problems be made and submitted to us. We complete all missed repairs that are reasonable or required by code.
*if you do not have a driver's license then you will have to have someone with you that has one.
