Busy day!!!
✅- met for key delivery at an oceanview condo for the sweetest (most patient) buyer! We met last winter to look at a few homes; she currently owns a part-time place in Rockaway and has been chewing on the idea of more square footage/possibly an investment property. We looked at a handful of options, mostly single family, and on a whim went to check out a couple of units that were listed in the Rockaway Shores Condos complex. Realizing that low maintenance was a top priority whether she bought something solely as an investment or with the intent to move in, the condos seemed worth a look, and when we walked in: 🪄. Magic. The views from the upper levels are fantastic, and the units are simple, practical and well done. It turned out the timing wasn’t quite as magical- number crunching needed to be done and some hard decisions on whether to sell or hold other investments.
Fast forward to this spring: a steal of an ocean view end-unit condo popped up and we immediately connected. A quick walkthrough of the two units available at the time, and back to the number crunching. The steal-of-a-unit listing expired- headed into an unfortunate foreclosure for the seller, and when the same unit came back on in July for sale through the bank, we were ready! Adjustments had to be made due to rental permits, and the purchase of a foreclosure property is not for the faint of heart, but today was a day to rejoice: a truly beautiful home at a price that will not please the neighbors.
✅- more story to come, but met for a signing with Sellers today ahead of next week’s closing.
✅- spent the morning with a fav repeat client exploring several gorgeous Manzanita listings. Highlights included being treated to an amazing lunch at Spinn (do it- you’ll love it), fantastic company, a fantastic kitchen, a back patio that I would describe as “perfect”, and truly thoughtful lovely staging. …if only we could Frankenstein our favorite chunks of every home in to one, I think we’d be writing an offer!
