🏡 The Grand Rapids Real Estate Update
September 2026 | West Michigan Market Snapshot
What’s happening in Grand Rapids real estate this fall?
The market is shifting — but it hasn’t stopped.
After several years of extremely competitive conditions, Grand Rapids buyers are seeing more choices, while sellers are still benefiting from relatively strong demand. The big story heading into fall is increasing inventory and slightly more negotiating room for buyers.

🔑 What This Means for Buyers
More options. More time. More leverage.
The increase in available homes is one of the most encouraging developments for Grand Rapids buyers. Active inventory jumped 17.3% year over year in August, while new listings increased only modestly.
That doesn't mean buyers can take their time indefinitely. Well-priced homes can still move quickly, and some properties continue to attract multiple offers.
Buyer's strategy this fall:
Get pre-approved before you shop seriously.
Watch homes that have been sitting longer than the local average.
Don't automatically assume you need to offer over asking.
Look carefully at price reductions and recent comparable sales.
Consider neighborhoods just outside your first-choice area.
The market is becoming more balanced, which can create opportunities for buyers who are prepared.
🏠 What This Means for Sellers
Pricing matters more than ever.
Grand Rapids home prices are still holding up, but buyers have more choices than they did a year ago. That makes accurate pricing and strong presentation increasingly important.
Redfin reports that approximately 55% of Grand Rapids homes sold above list price in its latest three-month data, while about 27% experienced price reductions.
In other words: the market is still active, but buyers are becoming more selective.
If you're considering selling this fall:
1. Price from the start.
Overpricing can cost you valuable time and eventually require a reduction.
2. Make the first impression count.
Decluttering, cleaning, landscaping and addressing obvious maintenance issues can make a meaningful difference.
3. Look at your competition.
Your home's value isn't determined by what your neighbor hopes to get — it's determined by what buyers are willing to pay for comparable homes right now.
📍 Neighborhood Spotlight: Downtown Grand Rapids
Downtown continues to behave differently from the broader city market.
Recent Redfin data puts the median sale price around $390,000, with homes taking roughly 11 days to sell in the latest three-month period. Downtown's sale-to-list ratio was about 98%, meaning buyers have generally had more negotiating room than in some of the city's most competitive neighborhoods.
That contrast is a good reminder:
There isn't one single "Grand Rapids market."
Neighborhood, property type, price range and condition can dramatically change the experience for a buyer or seller.
