If that well ever needs to be serviced, that whole deck is going to have to get ripped off to get to it! That is just one of things we look for and make people aware of when we do an inspection

Old plumbing lines are something we see pretty often in older homes. Most of the time they are fine, just more likely to clog because of corrosion over time and rough interior surface. We always call them out so people are aware they might have issues in the future.

This one you can see is cracked and has leaked in the past. This one is going to need help sooner rather than later. One of our biggest jobs is to point out things that may come up in the future so buyers are better prepared for events when they happen

Here's another entry into the "I have never seen that before" category. At a recent inspection a home with a couple of wooded acres around the house, I was looking for the well when I saw something shiny. It wasn't the well, it turned out to be a bowling ball. As I looked further, I saw another, and then another, and then bunches. I didnt count but I would say 40-50 bowling balls just laying out in the wood for no reason. A bowling ball graveyard? Bocce game for giants? Beats me!

Did you know half our clients never read their inspection report? The majority of them never call with questions or clarification either. That also applies for people that don't attend the inspection!

The inspection report is the official, legal document of the inspection and usually contains lots of information that the inspector did not verbally say to the clients. Please remind your buyers to read the report as soon as they get it. They should also save a copy for future reference

This photo is true and most parents realize that.

The issue we see more and more these days is parents taking over when their child is buying their first home. The parents call me to get pricing, the parents schedule the inspection, the parents attend the inspection, and then the parents tell little Johnny what to worry about or to not worry about

If your child is an adult and capable of buying a home ,then let them be the adult and go through this process on their own. Its OK to help and offer advice, but let your child figure some stuff out on their own

And we actually welcome parents at our inspections, just let the actual buyer speak to us and deal directly with the inspector. Little Johnny is a big boy now and should be able to handle it
