We encourage people to come to the home inspection if possible. It is much easier for us to explain things to the buyer if we can walk them through the house and point things out and answer their questions right on the spot. It is also better for the buyer as well because they know immediately the status of the house when they leave and can ask follow up questions for clarification

However, this is not the time for a family reunion! One or two extra people are no big deal but every member of the family doesn't need to come see your new house at this point.

We have had a run on mold this week! Three separate houses with bacterial growth in three different areas. The bathroom ceiling is quite common as is the attic but the other one is a dining room ceiling. Not sure at all what caused that

This is a minor crack in a foundation wall. Every home inspector will call this out as a defect (or they should), but is it a serious issue?

Sometimes this is an isolated issue that just needs to be patched up and monitored. Sometimes there are several cracks like this and can indicate there is a serious settling and structural issue. Knowing the difference between the two is why you need an experienced home inspector to help you

Duct tape fixes everything right?

A good home inspector will obviously point this out, that's easy. But is it a big deal? No it isnt and it should be treated as such. Some inspectors treat little things like this as a major issue but it isnt. This is an easy fix from a plumber, and . . . . it wasnt actually leaking!

Here is something most people dont know we look for in a home inspection. This is an electric panel and you will not the holes in the top where the romex goes through. These opening should have a grommet in them ( like the other holes) to protect the wire and also to close the hole so that rodents dont get into the panel. This is a common issue when homeowners do the wiring and is a potential safety issue

I saw this gem of a kitchen recently. Needless to say, the whole house was dated like this but in immaculate condition. Everything was neat and clean, functional, and perfectly. Some little old lady lived here for a long time and took great care of her house. If it was 1970 again, this would be perfect!

A little too much yellow for me though!

Did you know?

Did you know that all home inspectors will look for mold or signs of mold during a typical home inspection. Extra charges only come in when a client wants to do testing on the mold, either air samples or in this case, actual growth samples.

Its always good to clarify if your inspector will test for mold and what the charges for that are. We do not do mold testing ourselves but we refer that to experts who specialize in that area.

This is a perfect example of things we see quite often. This is an obviously bad trim job that is ugly, amateur, and kind of funny. Despite that, it wont be on our inspection report. This is a cosmetic issue only, no health or safety problem here. Now if we see several things like this in the house we will make a note on the report that there are many cosmetic issues and repairs were clearly done by the homeowner, not a professional.

Some inspectors will beat this house up because of things like these, but they shouldn't. Lets stick to the really important things that are health and safety issues, or would cost a lot of money to repair or replace.
