Buying a home with a pool or hot tub can feel like a dream—but sometimes, that sparkling water feature can’t be inspected before you sign on the dotted line. Here’s why this happens and what you can do about it.

Why Inspections Aren’t Always Possible

There are times when a pool or hot tub simply can’t be tested or opened before closing, such as:

Seasonal Closings: In colder climates, pools are often winterized. If it’s off-season and covered, inspectors can’t fully evaluate pumps, liners, or heating systems.
