This is a walk-in event — no appointment needed.

HB5234 HA-1 (House Amendment 1) aims to change the effective date for HB3564, which passed earlier this month. HB3564, an amendment to the Landlord Tenant Act, limits fees that housing providers may charge.

HB3564, the amendment to the Landlord Tenant Act, has passed both houses of the General Assembly, and the Governor is expected to sign it. HB3564 imposes an arduous procedure when screening costs exceed $50, forcing mom-and-pop housing providers to take a loss against their time and funds.

We're asking you to OPPOSE HB5234 HA-1 so that it can be amended to simplify this overwrought process.

Big News: RAA Is Now the Northern Illinois Landlord Association!

We’re excited to share that the Rockford Apartment Association (RAA) is officially changing its name to the Northern Illinois Landlord Association (NILA) — effective immediately!

This change reflects how much we’ve grown and how far our reach now extends beyond Rockford. Our members, partners, and advocacy work have expanded across multiple counties in Northern Illinois. With that growth, it’s time for our name to better represent who we are today — a strong, united voice for landlords and housing providers across the entire region.

What won’t change is our mission: to educate, support, and advocate for responsible property ownership and quality housing in our communities. We’ll continue to offer the same great meetings, education, and legislative updates — now under a name that better fits our broader membership.

Your ability to charge meaningful late fees is in danger.

House Bill 3564, an amendment to Illinois’ Landlord Tenant Act, seeks to limit late fees to an insignificant $10 for the first $1000 in monthly rent, and then 5% for everything more than $1000.

Rates like these will encourage late payment.

The bill will also limit application processing fees to $20 and eliminate move-in fees.

This bill, HB3564, is on the move. It has passed in the House and will soon be heard in a Senate Committee hearing. To stop it, you and I must act now!
