Can you walk me through what the comparable sales actually show?
What is this neighborhood's price trend over the last 12 months?
Why is this home priced where it is?
Can I see a full Comparative Market Analysis before we write an offer?
What would you do differently if this were your money?
I want a second opinion before I sign anything.
That last one is not rude. It is responsible. Buying in Camden looks nothing like buying in Dexter, and a waterfront parcel in Boothbay carries different math than a village home in Damariscotta. The big real estate portals will hand you a number in three seconds. A real CMA, built by someone who actually drives these roads, will hand you the context behind it.
