This week the median list price for Roseville, CA is $677,000 with the market action index hovering around 57. This is less than last month's market action index of 67. Inventory has increased to 355.

The market has been cooling over time and prices plateaued for a while. Despite the consistent decrease in MAI, we’re still in the Seller’s zone. Watch for changes in MAI. If the MAI resumes its climb, prices will likely follow suit. If the MAI drops consistently or falls into the Buyer’s zone, watch for downward pressure on prices.

With an increase in interest rates, we are transitioning into pre-pandemic patterns. This is beneficial to potential homebuyers who have been dealing with the crazy sellers market easier this year and last. We have seen an overall increase in price reductions and days on market, which of course leads to a less competitive market for buyers. Thats some good news for those who are still actively looking to purchase a property.

Another one! 🏠🏠

Such a great feeling knowing that I played a part in my client getting the exact property he was looking for. He's been looking for a very specific property with certain features and it took a few months for the right one to hit the market and once it did we did everything in our power to make sure it was ours. Clear to close early with about a 1.5% concessions for my client is a win!

Being a first time homebuyer in this market can be scary, considering that investing in property is going to be some of the most expensive purchases of your life and its our job to make sure you're well informed and confident in the purchase process. Now that we are shifting towards a normal market, buyers are able to have more control and negotiate out terms that work best for them.
