It's a weird dynamic right now. Monthly sales volume has been worse than 2007 for five months in a row in Sacramento County, but the market is super competitive due to sellers not coming to the market lately (low demand meeting low supply).

Going quickly? Sometimes. Not always. 28% of pendings in January got into contract within 10 days, and 46% got into contract within 30 days. Buyers are targeting new listings and pulling the trigger on older stuff too as long as it's priced right. But actives have been listed 86 days on average, so there are still MANY overpriced units.
