With 28 beers on tap, a full food menu, smoked meats, trivia nights, karaoke, and a great atmosphere, it’s the kind of place that brings people together.

One of the biggest myths in real estate?

You do NOT need 20% down to buy a home.

I’ve been working with for over 10 years, and one of the most common things we hear from buyers is, “I’m waiting until I save 20%.”

The truth is, there are several loan programs that require much less, and some that require no down payment at all.

✔️ Conventional loans can be as low as 3% down
✔️ FHA loans require 3.5% down
✔️ VA and USDA loans may offer 0% down options for qualified buyers

This past week we celebrated an absolute legend as Ms. Hartley retires after 29 years from Spring View Middle School. ❤️

For years, she’s been more than just a teacher and coach — she’s been a mentor, a motivator, and a steady source of inspiration for so many of us. Whether on the track, in the classroom, or cheering from the sidelines, Hartley poured her heart into every student she touched. She taught us not just skills and lessons, but resilience, teamwork, confidence, and the importance of showing up every day with passion and kindness.

The impact she’s left on Spring View Middle School and our entire community is immeasurable. Generations of students are better because of her. She helped shape who we are today, and her legacy will continue to live on through every life she’s changed.

Thank you, Hartley, for everything. Enjoy this well-earned retirement — you deserve all the happiness, rest, and adventures ahead! 🏅🦅

Today I checked out Chef’s Olive Mix in Old Sacramento and this place is such a hidden gem. From the rows of olive oil tanks to all the unique balsamics and vinegars, it’s one of those spots that makes you want to cook something fancy immediately.
I picked up a traditional balsamic + olive oil combo and honestly… these make SUCH good gifts too
