Mold. Six months after closing.

We bought our home, started a full renovation, and six months in discovered mold growing behind the walls. A window had been leaking before we ever moved in. Nobody caught it. Not the inspector. Not the seller. Not us.

The remediation cost us $20,000 out of pocket.

I am a REALTOR. This still happened to me.

I share this not to scare you but to prepare you. Because the truth is, no inspection is perfect and no disclosure form catches everything. What protects you is having someone in your corner who knows what questions to ask, what red flags to push on, and what to do when the unexpected happens anyway.

Here is what I tell every buyer I work with now:

Budget for the unknown. Get a thorough inspection and ask for a specialist if anything raises a flag. Understand your disclosure documents before you sign. And make sure your agent has actually lived the hard parts of homeownership, not just sold it.

The average days on market is 35 days right now. Inventory is at 2.4 months, down 20% from this time last year. Pending sales are up 12% year over year. And 35% of active listings have already reduced their price.

We are still in a seller’s market, but the gap between homes that sell well and homes that sit is wider than it has been in years. The difference comes down to three things: pricing, preparation, and timing.

Homes that are priced correctly from day one are moving. Homes that come in too high are collecting days on market and eventually selling for less than they would have if they had been strategic from the start.
