Four of the biggest brokerages in the country just teamed up on something called Open Real Estate. Real, my brokerage, is one of them.

The short version: it’s a shared system where a brokerage enters a listing once and it can go out to local MLSs, portals, and other brokerages. It works alongside the MLS, not in place of it, and it’s still being built.

Nothing changes for buyers or sellers in Folsom, El Dorado Hills, or the Sacramento area today.

Before real estate, I spent years in software helping people make sense of complicated systems. So yes, I’m paying close attention to this one. Better information is a good thing. But having the right information and making the right decision for your situation are two different things, and that’s where a good guide comes in.

There are certain things I just don’t have to think about living in Folsom, CA.

Whether the weather will cooperate all summer. Where to take people when they come to town. Where to get outside on a random weeknight, whether that’s Lake Natoma or the American River Bike Trail. What we’re doing on a Saturday morning in Historic Folsom.

Folsom has me covered on all of it, and after enough years here you get a little spoiled.

I told you not to swipe. 🏔️

Here’s the thing about living in Folsom, El Dorado Hills, Roseville, or Rocklin: you don’t need a second home to have Tahoe winters.

North and South Lake Tahoe are about 2 hours from these Sacramento-area suburbs. Saturday morning in the snow, home by dinner. Snow when you want it, sunshine when you don’t. No shoveling the driveway.

If you’re moving to the Sacramento area or thinking about buying a home in Folsom, El Dorado Hills, Roseville, or Rocklin, this is one of the best perks nobody puts on the listing: year-round living close to the city, with the Sierra Nevada as your weekend escape.

Moving to the Sacramento area? Swipe through before you make the move.

The biggest surprises usually aren’t the things people research first.

They’re things like how hot July and August really get (triple digits are normal), how much the Highway 50 and I-80 commute shapes which side of town makes sense, and how many newer communities like Folsom Ranch, Blackstone, and parts of El Dorado Hills carry Mello-Roos taxes on top of the base property tax.

One more: homeowners insurance. In the foothills especially, it’s worth getting quotes before you write an offer, not after.

Those details may not be dealbreakers, but they can absolutely change whether Folsom, El Dorado Hills, Rocklin, Roseville, or Auburn feels right for you.

I’d rather give you the full picture before you pack the boxes than have you discover the important stuff after you get here.

Listen up: these are the El Dorado Hills things you need to know to fit in.

Every town has its own little rules, shortcuts, and habits that somehow become common knowledge once you’ve been around long enough.

You figure out which road to take when 50 backs up, when to actually go to Apple Hill, and where to be on a Thursday night in summer. Eventually it all just feels normal.

Pricing it yourself. Writing the listing yourself. Fielding every lowball, every “is this still available?” and every agent who wants to “just bring one buyer through.”

Then negotiating against someone who does this every single week.
