Roseville Real Estate Market Snapshot | July 2026
Roseville’s housing market showed a strong mix of increased inventory, higher median pricing, and slightly faster sales in July.
The median sale price reached $665,000, up 3.34% compared with this time last year.
There were 236 homes on the market, up 14.01% year over year, giving buyers more inventory to consider.
At the same time, the average days on market dropped to 32 days, which is 5.88% faster than last year.
So what does that mean?
For buyers, the increase in inventory is encouraging because it may provide more choices across different neighborhoods and price points. But with homes selling somewhat faster, attractive and well-priced properties can still require timely decisions.
For sellers, the rise in median sale price is positive, but higher inventory also means more competition. Strong presentation, accurate pricing, and a clear marketing strategy can make a meaningful difference.
Roseville is a large and varied market, so citywide numbers are only part of the picture. Conditions can look very different depending on neighborhood, home style, age, and price range.
