Rocklin Real Estate Market Snapshot | July 2026

Rocklin’s housing market showed a fairly steady picture in July, with a few notable year-over-year changes.

The median sale price was $722,500, down 1.7% compared with this time last year.

There were 84 homes on the market, which was unchanged year over year.

The average days on market increased to 34 days, up 6.25% compared with last year.

So what does that mean?

For buyers, stable inventory and slightly longer market times may provide a little more breathing room to evaluate homes and compare options.

For sellers, the modest decline in median price and increase in market time make accurate pricing, strong presentation, and positioning especially important when bringing a home to market.

Market-wide statistics are helpful, but they don’t tell the whole story for every neighborhood, property type, or price range.

If you’re thinking about buying or selling in Rocklin and want to understand what these trends could mean for your specific situation, I’d be happy to help.

Roseville Real Estate Market Snapshot | July 2026

Roseville’s housing market showed a strong mix of increased inventory, higher median pricing, and slightly faster sales in July.

The median sale price reached $665,000, up 3.34% compared with this time last year.

There were 236 homes on the market, up 14.01% year over year, giving buyers more inventory to consider.

At the same time, the average days on market dropped to 32 days, which is 5.88% faster than last year.

So what does that mean?

For buyers, the increase in inventory is encouraging because it may provide more choices across different neighborhoods and price points. But with homes selling somewhat faster, attractive and well-priced properties can still require timely decisions.

For sellers, the rise in median sale price is positive, but higher inventory also means more competition. Strong presentation, accurate pricing, and a clear marketing strategy can make a meaningful difference.

Roseville is a large and varied market, so citywide numbers are only part of the picture. Conditions can look very different depending on neighborhood, home style, age, and price range.

If you’re considering buying or selling in Roseville, I’d be happy to help you take a closer look at what’s happening in the specific part of the market that matters to you.

Olivehurst Real Estate Market Snapshot | July 2026

Olivehurst’s housing market showed a mixed set of year-over-year changes in July.

The median sale price was $387,000, down just 0.77% compared with this time last year.

There were 23 homes on the market, which is 4.17% fewer than a year ago.

The biggest change was market time. The average days on market increased to 88 days, up 79.59% year over year.

So what does that mean?

For buyers, longer market times may create more opportunities to carefully evaluate properties and potentially negotiate, depending on the home and seller motivation.

For sellers, the relatively stable median price is encouraging, but the significant increase in days on market makes pricing, presentation, and positioning especially important. Homes that are not aligned with current buyer expectations may take considerably longer to sell.

Market statistics provide a helpful overall picture, but every home, neighborhood, and price range can perform differently.

If you’re thinking about buying or selling in Olivehurst and want to understand what these numbers could mean for your specific situation, I’d be happy to help.

Yuba City Real Estate Market Snapshot | July 2026

Yuba City’s housing market showed a fairly balanced mix of changes in July.

The median sale price was $460,000, unchanged from this time last year.

There were 73 homes on the market, up 12.31% year over year, giving buyers more inventory to consider.

At the same time, the average days on market dropped to 33 days, which is 8.33% faster than last year.

So what does that mean?

For buyers, increased inventory can provide more choices, but homes are still moving a little faster, so it helps to be prepared when the right property comes along.

For sellers, stable median pricing combined with shorter market times is encouraging, but increased competition means pricing, presentation, and positioning still matter.

Market statistics are a useful starting point, but every home, neighborhood, and price range can perform differently.

If you’re thinking about buying or selling in Yuba City and want to understand what these numbers could mean for your specific goals, I’d be happy to help.

Marysville Real Estate Market Snapshot | July 2026

Marysville’s housing market showed some notable year-over-year changes in July.

The median sale price reached $438,500, up 4.4% compared with this time last year.

At the same time, there were 22 homes on the market, which is 38.89% fewer than a year ago.

The average days on market remained at 44 days, showing no year-over-year change.

So what does that mean?

For buyers, fewer homes on the market may mean less inventory to choose from, so it can be helpful to stay prepared when the right property becomes available.

For sellers, the increase in median sale price is encouraging, while steady market time is a reminder that pricing, presentation, and overall positioning still matter when attracting serious buyers.

Market statistics are a useful starting point, but every property, neighborhood, and price range can behave differently.

If you’re thinking about buying or selling in Marysville and want to understand what these numbers could mean for your specific goals, I’d be happy to help.

📊Wheatland Real Estate Market Snapshot | July 2026

The Wheatland housing market showed some interesting movement in July.

The median sale price came in at $490,000, down 4.43% compared with this time last year. At the same time, inventory increased, with 9 homes on the market — up 80% year over year.

One number that really stands out is market time. Homes averaged just 14 days on market, which is 60% faster than this time last year.

So what does that mean?

For buyers, increased inventory may provide more choices and opportunities to compare properties before making a decision.

For sellers, homes are still moving relatively quickly, but pricing and positioning remain important — especially with more competition on the market than a year ago.

Every home and situation is different, so the broader market numbers are only part of the picture. If you’re considering buying or selling in Wheatland and want to know what these trends could mean for your specific property or goals, I’d be happy to help.

Getting ready to sell? 🚪

Avoid these common interior design mistakes:
❌ Dark, heavy curtains that block natural light
❌ Cluttered shelves and countertops
❌ Outdated or overly personal decor choices

The goal is to create a space buyers can picture themselves living in — light, bright, and neutral.

When in doubt: declutter, depersonalize, and let the light in.
