Two parties on the same transaction. Two different states. One closing.

It is called a split signing. Each party signs with their own local notary, and those pages are then assembled into one unified closing package, called assembled signature pages or a compiled closing package.

The catch? Not every lender allows it. You need explicit approval from your loan rep and closer before confirming anything with the title company.

A Quitclaim Deed is the tool used to make it happen, but it has to be done correctly. The exemption does not apply automatically, and an incorrect deed can create title problems the next time the property sells.

A one letter difference almost delayed a closing recently.

The name on the deed and the name on the ID did not match. Same person, different spelling, and it required documentation to sort out before we could insure the sale.

If you are selling or refinancing, pull your deed and compare it to your current legal ID now. Not the week of closing.

The scenario is that David co-owns with his mother a non-primary residence, the market value $500,000, in Montgomery County, Maryland. The unpaid principal balance of the current co-signed mortgage is $280,000. David wants to refinance alone in the amount of $380,000 to pay off the current mortgage, to cash out $100,000, and to remove Mother’s name from the deed.
