Industrial real estate in Greater Washington continues to outperform other U.S. markets. In the second quarter, the region recorded a 6.6% vacancy rate and 1.7 million square feet of positive net absorption, according to Savills. Asking rents remain near historic highs, supported by steady consumer demand, logistics activity in Prince George’s County, and data center development in Northern Virginia.

By comparison, Baltimore and Philadelphia reported vacancy rates above 9 percent with negative absorption. The difference lies in supply. Since 2020, Greater Washington has added 15.4 million square feet of new industrial space, while Baltimore and Philadelphia delivered significantly more. This measured pace has kept the market in balance and positioned the region as one of the most resilient industrial markets in the country.

This marks the first-rate reduction this year. The decision was motivated by concerns about a slowing labor market and slowing economic growth, even as inflation remains elevated.

While the Fed's decision doesn't directly set mortgage rates, here is how this latest cut may play out and what it means for consumers:

1️⃣ Rates Already Priced In: The quarter-point cut was widely anticipated by financial markets and had largely been "priced in" already. This is why mortgage rates had been gradually falling in the weeks leading up to the meeting. As a result, there was minimal immediate change in mortgage rates following the announcement.
