Falling in love with a home is easy. It's everything that comes after the offer that catches most buyers off guard.

The price feels right. The kitchen is exactly what you pictured. And then you're three days into moving in and something just feels... off. The thing is, it was usually there the whole time.

💡 Inspection surprises — That small water stain on the ceiling isn't always small. It's worth knowing what's behind it before you're the one dealing with it.

💡 Financing gaps — Pre-approval is a great start, but lenders dig into details closer to closing that buyers don't always anticipate. Know what they're looking at.

💡 Neighborhood nuances — A Saturday afternoon visit and a Tuesday morning commute are two completely different experiences. Visit at different times before you decide.

💡 Timing traps — Moving too fast or waiting too long both have a price tag. Knowing which one you're doing makes a real difference in what you end up paying.

💡 Contract clauses — A few lines buried in paperwork can either protect you or create headaches for months. Read them. Ask about them.
