With the recent news of declining mortgage rates, many prospective homeowners are considering waiting for rates to drop even further before purchasing. While this may seem like a reasonable approach, it’s important to consider the bigger picture. As rates drop, more buyers will return to the market, increasing competition for the limited inventory of homes. Low supply and high demand won’t make home-buying more affordable. While the interest rate may be better, the purchase price could be higher. Remember, you can always refinance your mortgage later, but you can’t renegotiate the purchase price once you’ve bought the house.

The interest rate for the most popular U.S. home loan fell last week to its lowest level in two years, on anticipation the Federal Reserve will start cutting interest rates on Wednesday, potentially by as much as a half of a percentage point.
