People keep telling me the condo market is dead.
It is not dead. It is slow. And slow is what costs you, because every week your place sits is another week buyers assume something is wrong with it.
So when this Bethesda condo came on the market, the plan was not to list it and hope.
Your home deserves to be seen, not just posted. That is why my listings use Zillow Showcase. Your listing gets premium placement instead of looking like every other unit in the building. On this one, Zillow's report came back at 1,570 page views, 358% more than the listings we were up against. Saves ran 311% ahead. Shares up 497%.
Then I shot a real video. Me walking the actual unit, talking about it like a person, not a slideshow of photos set to music. Buyers will not come see a place they cannot picture, and this one got 13,900 views. Sixty two people sent it to somebody they know.
Here is the part most sellers do not know. The buyer you need is usually not looking yet. Organic reach runs out after a few days, so I put money behind the video. It reached 6,872 people who were never going to stumble onto the listing, and 96 of them messaged me.
Then the part that actually mattered.
While open houses around us were getting nobody, over 20 people walked through this one. The buyer was one of them. She came through, and wrote a cash offer on the spot.
Seventeen days from list to offer. And two more buyers came forward wanting to write after we were already under contract.
Honestly, marketing does not set your price. It never has. But days on market are the most expensive thing you can spend, and attention early is what keeps that number small.
So anyway. Any agent can price your home. The question worth asking is how they plan to sell it.
