Happy Monday!! A realtor recently asked me about quit claim deeds so here is a quick rundown:

โ€ข A quitclaim deed only transfers whatever interest the grantor might have โ€” no promises, no guarantees.
โ€ข It does NOT clear title issues, fix liens, or prove ownership.
โ€ข Most commonly used between family members, spouses, or in non arms length transfers.
โ€ข Not ideal for traditional real estate transactions where buyers expect warranties and protection.
โ€ข Always remind clients: title insurance doesnโ€™t cover what isnโ€™t conveyed.

Bottom line: A quitclaim deed is fastโ€ฆ but not always safe. Make sure they understand what theyโ€™re signing.
